GRANTING A SPECIAL USE TO ALLOW OUTDOOR STORAGE OF
LANDSCAPING MATERIALS.

WHEREAS, the Lemont Park District, hereinafter referred to as "the Petitioner," is
the owner of the subject property covering approximately .6 acres located at 16028 W. 127th
Street, legally described in Exhibit A, attached hereto and incorporated herein, and shown on
the Excess Right of Way Plat, attached hereto and incorporated herein as Exhibit B; and
WHEREAS, the Petitioner made application under the provisions of the Lemont
Unified Development Ordinance to rezone the subject property to NT, Institutional zoning
from R -1, Single- Family Detached zoning; and
WHEREAS, the Petitioner made application under the provisions of the Lemont
Unified Development Ordinance to request a special use approval for outdoor storage of
landscaping materials; and
WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois,
in accordance with Lemont Unified Development Ordinance, conducted a public hearing on
the petition on November 18, 2008, and voted to recommend approval of the Petitioner's
requests; and
WHEREAS, the Village Board of Trustees, having reviewed the petitioner's
application, Village staff recommendations, and the record of the public hearing, finds that:
1. The requested rezoning is consistent with the existing land use and zoning of nearby
properties.
2. The requested rezoning and special use fulfill a public need because they will help the
Lemont Park District to properly maintain the Village's recreation areas.
3. The special use will not create excessive demands on Village services because it does not
generate any new residents, traffic, or commercial activity. The area will be used
exclusively by the Park District.
4. The special use is appropriately screened to prevent any impacts to neighboring property
owners.
NOW, THEREFORE BE IT ORDAINED by the President and Board of Trustees of
the Village of Lemont that the zoning map amendment to INT, Institutional District and
special use for outdoor storage is approved.
