RESOLUTION APPROVING PRELIMINARY PLAT OF SUBDIVISION
FOR KEEPATAW TRAILS SUBDIVISION
WHEREAS, the petitioner is the owner of certain property
consisting of approximately 29 acres legally described in Exhibit
"A ", which is attached hereto and made a part hereof; and
WHEREAS, the petitioner has prepared a Preliminary Plat of
Subdivision known as Keepataw Trails Subdivision, which is attached
hereto and made a part hereof; and
WHEREAS, the Lemont Planning & Zoning Commission at its
meeting of August 15, 1995, reviewed the preliminary plat and on
October 3, 1995 submitted its recommendations as required by
Village of Lemont Ordinance; and
WHEREAS, the Lemont Planning & Zoning Commission recommended
approval of said plat; and
WHEREAS, the recommendation of the Planning & Zoning
Commission is made a part hereof and attached hereto as Exhibit B.
NOW, THEREFORE, BE IT RESOLVED by the President and Board of
Trustees that the Preliminary Plat of Keepataw Trails Subdivision,
which is attached hereto and made a part hereof, is hereby approved
in accordance with the Planning & Zoning Commission recommendation
noted above.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND DuPAGE,
ILLINOIS, on this- day of , 1996.

Amendment from Cook County R -4 Single - Family Residence to
Village of Lemont R -4 Single - Family Residence District with a
Special Use Permit for a Residential Planned Development
Dear Mayor Kwasneski & Village Board of Trustees:
Subsequent to the referral of the above - referenced petition by
the Village Board of Trustees, the Planning & Zoning Commission
conducted a Public Hearing on the proposed project on August 15,
1995.
The Commissioners heard testimony from the petitioner's land
planner, Martin Frances, the petitioner's engineer, Jim Zografos,
and an adjacent property owner who voiced concerns about density
and drainage.
Upon closure of the Public Hearing, the Commission took the
matter under advisement and scheduled a workshop discussion for
September 5, 1995.

After further consideration at its regular October 3rd
meeting, the Commission found the proposed annexation and zoning
map amendment to be generally consistent with the Comprehensive
Plan and the physical development policies of the Village of
Lemont.
Accordingly, by a vote of 6 - 0, the Planning & Zoning
Commission recommends approval of the proposed annexation and
zoning map amendment from Cook County R -4 Single- Family Residence
to Village of Lemont Single - Family Residence District and a Special
Use Permit for a Planned Development including not more than 47
single - family detached dwelling units and not more than 54 single -
family attached dwelling units.

further.
