RESOLUTION APPROVING FINAL PLAT
FOR A 27.5 ACRE PARCEL GENERALLY LOCATED WEST OF STATE
STREET, SOUTH AND EAST OF EMERALD ACRES SUBDIVISIONS AND
KNOWN AS HARPER'S GROVE
WHEREAS, the petitioner is the owner of certain property
consisting of approximately 27.5 acres generally located west of
State Street and 130th Place, east of Emerald Acres Estates
Subdivision in Lemont, Illinois and legally described in Exhibit A
(attached); and
WHEREAS, the petitioner has prepared a Preliminary Plat of
Subdivision for the subject property, which is known as Harper's
Grove; and
WHEREAS, the Lemont Plan Commission has reviewed and
recommended approval of said Plat and Planned Unit Development
subject to annexation, at its meeting of September 7, 1993; and
WHEREAS, the President and Board of Trustees of the Village of
Lemont approved annexing, zoning and the Planned Unit Development
for Harper's Grove on January 24, 1994, and;
WHEREAS, the developer has submitted the Final Plat of
Subdivision for 70 townhomes and 25 single- family lots to be known
as Harper's Grove attached hereto as Exhibit "B ", and;
WHEREAS, the Final Plat of Subdivision is in conformance with
the approved Preliminary Plat as well as the physical development
policies and standards of the Village of Lemont.
NOW, THEREFORE BE IT RESOLVED by the President and Board of
Trustees of the Village of Lemont that the Final Plat of
Subdivision for Harper's Grove which is attached hereto and made
part hereof, is hereby approved on the condition that the
petitioner or developer shall post a bank letter of credit equal to
125 percent of the estimated probable cost of the public
improvements as reviewed and approved by the Village engineer prior
to the commencement of construction.
