A RESOLUTION APPROVING VILLAGE ACCEPTANCE
OF BELL OAKS SUBDIVISION
WHEREAS, the Village of Lemont has adopted Ordinance 456, the Subdivision
Regulations of the Municipal Code, to provide for the orderly growth of the Village and
those territories within one and one half miles of the corporate limits; and
WHEREAS, in accordance with Section X of the Subdivision Control Ordinance, the
Village Board of Trustees shall consider requests to accept public improvements upon
completion of same; and
WHEREAS, T.J. Kardas, as the developer of property known as Bell Oaks
Subdivision, has petitioned the Village for acceptance of said subdivision; and
WHEREAS, Village Staff and engineering consultants reviewed Bell Oaks Subdivision
for compliance with approved plans and the Lemont Subdivision Control Ordinance and
has recommended approval of the request.
NOW, THEREFORE, BE IT RESOLVED, that the Village of Lemont President and
Board of Trustees hereby accept Bell Oaks Subdivision in accordance with the terms of the
Lemont Subdivision Control Ordinance.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF LEMONT COUNTIES OF COOK, DuPAGE AND WILL, ILLINOIS,

Attached please find a resolution of acceptance for Bell Oaks
Subdivision. Board members will recall that the Village accepted
a $30,000 settlement from the developer to cover outstanding work,
including final lift of asphalt and curb replacement. Funds
received from the settlement were in excess of the amount required
•to do the work.
Public Works Director Dan Fielding has indicated that
additional clean -up at the bottom of the detention pond will occur
with routine maintenance shceduled for this spring.
