AN ORDINANCE AMENDING THE ZONING MAP OF THE VILLAGE OF
LEMONT AND APPROVING AN AMENDED PLANNED UNIT DEVELOPMENT KNOWN AS
RUFFLED FEATHERS GOLF COURSE
WHEREAS, Long Cove Estates, Ltd., hereinafter referred to as
"the Petitioner ", is the owner of an approximately 30 acre parcel,
hereinafter referred to as "the subject property ", located on the
west side of Derby Road and generally in Ruffled Feathers
Subdivision in Lemont, Illinois and legally described in Exhibit
WHEREAS, the Petitioner made application under the provisions
of the Lemont Zoning Ordinance for a Planned Unit Development to be
known as RUFFLED FEATHERS TOWNHOMES; and
WHEREAS, the Planning and Zoning Commission of the Village of
Lemont, Illinois (the "Village ") did heretofore conduct a Public
Hearing on May 16, 1995 and June 20, 1995 and subsequently
recommended denial on August 15, 1995 of the Planned Unit
Development known as RUFFLED FEATHERS TOWNHOMES; and
WHEREAS, a notice of the aforesaid Public Hearing was made in
the manner provided by law and was published in a newspaper of
general circulation within the Village; and

WHEREAS, the Village of Lemont Board of Trustees, after a
public hearing as required by law, approved an amended annexation
agreement between the Village and the owner of the subject
property, which agreement requires the Village of Lemont to adopt
an amended Planned Unit Development Ordinance as described herein;
and
WHEREAS, the President and Board of Trustees of the Village
have determined that the best interests of the Village will be
served by the adoption of an amended Planned Unit Development
ordinance as described herein; and

WHEREAS, the President and Board of Trustees of the Village
approve the development of the subject property as a Planned Unit
Development pursuant to ILCS (1994) 65 5/7 -1 -8.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, DuPAGE, AND
WILL, ILLINOIS:
SECTION 1: Zoning Map Amendment from PUD R -4 Single- family Detached
Residence District to PUD R -5 Single- family Attached Residence
District.
SECTION 2: Zoning District Change and Variation. A special use
permit for an amended Planned Development is hereby granted for the
use of the entire subject property as a Unified Planned
Development. Said amended Planned Development shall be subject to
conditions specified herein.
SECTION 3: Conditions of Approval. The development shall be
subject to the conditions as stated in Exhibit "B ".
THAT THIS ORDINANCE SHALL BE IN FULL FORCE AND EFFECT FROM AND
AFTER ITS PASSAGE, APPROVAL AND PUBLICATION IN A MANNER PROVIDED BY
LAW.
