PINS 22 -29- 205 -005; - 006;- 007;- 008;- 009; -010 , 1995. ORDINANCE NO. AN ORDINANCE GRANTING ZONING VARIANCES TO ALLOW AN ADDITION TO THE SS. CYRIL & METHODIUS PARISH SCHOOL AT 607 SOBIESKI STREET WHEREAS, SS. Cyril & Methodius Parish, hereinafter identified as "the Petitioner ", is the owner of the existing SS. Cyril & Methodius School, hereinafter referred to as "the subject property ", located at 607 Sobieski Street and legally described in Exhibit "A ". WHEREAS, the Petitioner made application under the provisions of the Lemont Zoning Ordinance for zoning variances to allow the construction of an approximately 14,000 square foor addition to the existing school building; and WHEREAS, the Lemont Zoning Ordinance requires setbacks of new schools or school additions in the R -4 Single - family Residence District to be 40 feet from any street; and WHEREAS, the Lemont Zoning Ordinance requires a maximum floor area ratio of 0.4 for any non - residential use in a R -4 Single - family Residence District; and WHEREAS, the proposed addition to the school building would require minimum setbacks of 9.5 feet from Czacki Street, 0 feet from Sobieski Street, and a floor area ratio of approximately 1.0; and WHEREAS, the Planning & Zoning Commission of the Village of Lemont, Illinois (the "Village ") did heretofore commence and conduct a Public Hearing on April 4, 1995 to review the request for zoning variances; and WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by law and was published in the Lemont Metropolitan, a newspaper of general circulation within the Village; and WHEREAS, the Planning & Zoning Commission recommended approval of the proposed variances; and WHEREAS, the President and Board of Trustees of the Village have determined that the best interests of the Village will be served by the approval of the requested variances ; and WHEREAS, the President and Board of Trustees of the Village approve the variances. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, DuPAGE, AND WILL, ILLINOIS: Section 1. The subject property described above be and the same is hereby granted a variance to allow a minimum setback of 9.5 feet on the Czacki Street (west) side of the subject property to accommodate the proposed school building addition. Section 2. The subject property described above be and the same is hereby granted a variance to allow a minimum setback of zero (0) feet on the Sobieski Street (south) side of the subject property to accommodate the proposed school building addition. Section 3. Notwithstanding the maximum floor area ratio of 0.4 for non - residential uses in R -4 Single - family Residence Districts, the subject property shall be allowed a floor area ratio of 1.0. THAT THIS ORDINANCE SHALL BE IN FULL FORCE AND EFFECT FROM AND AFTER ITS PASSAGE, APPROVAL AND PUBLICATION IN A MANNER PROVIDED BY LAW.
