ORDINANCE AMENDING ZONING ORDINANCE
SECTION V GENERAL PROVISIONS
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF LEMONT, COUNTY OF COOK, that Ordinance Number 426 entitled "Lemont
Zoning Ordinance of 1980, Lemont, Illinois dated March 10, 1980" specifically
"Section V - B - 3 General Provisions" be repealed and in its place the following
shall be adopted:
3. The Zoning Officer shall issue a zoning certificate for erecting a single -
family detached dwelling on a lot of record upon compliance with all of
the foregoing provisions. The Zoning Officer may, when requested by the
owner, approve a reduction in the front yard setback and side yard setback
requirements, according to the following restrictions:
(a) Where, prior to the adoption of this ordinance, lots comprising forty
(40) percent or more of the frontage in the block are improved with
residence buildings or premises having a front yard depth greater
than twenty -five (25) feet, the required front yard depth of the
frontage so improved, and where lots comprising more than forty (40)
percent of the frontage in the block are improved with residence
buildings having a front depth of less than twenty -five (25) feet,
the required front yard depth need not be greater than that of an
existing improved lot farthest from the street and adjoining on
either side.
(b) Whenever a lot record has a width at the front building line of less
than eighty (80) feet, the side yard on each side of a building may
be reduced to a width of not less than ten (10) feet.
(c) Whenever a lot of record has a width at the front building line of
less than sixty (60) feet, the side yard on each side of a building
may be reduced to a width of not less than twelve (12) percent of
the width of the lot, but in no instance shall it be less than six
(6) feet.
This Ordinance shall be in full force and effect from and after its
passage, approval and publication in the manner provided by law.
All Ordinances or parts of Ordinances in conflict herewith shall be and
the same are hereby repealed.
The Village Clerk of the Village of Lemont shall certify to the adoption
of this Ordinance and cause the same to be published in pamphlet form.
