RESOLUTION 307
RESOLUTION APPROVING A FINAL PLAT OF SUBDIVISION
FOR CHESTNUT CROSSING SUBDIVISION PHASE I
AS AMENDED
WHEREAS, the Petitioner is the owner of certain property consisting of approximately
29 acres legally described in Exhibit "A" which is attached hereto and made a part hereof; and
WHEREAS, the Petitioner has prepared a Final Plat of Subdivision known as Chestnut
Crossing Subdivision, Phase I, which is attached hereto as Exhibit "B" and made a part hereof;
and
WHEREAS, the Final Plat for Phase I retains the general design characteristics of the
Preliminary Plat of Subdivision previously approved by the Lemont Village Board of Trustees
by Resolution No. 275 dated July 12, 1993; and
WHEREAS, the Village Staff has recommended to the Village Board of Trustees that
the Final Plat of Subdivision be approved, subject to the condition that an irrevocable letter of
credit, equal to 125 percent of the estimate of probable cost of public improvements as reviewed
and recommended by the Village Engineer, is posted prior to the signing of the Final Plat and
its recording; and
WHEREAS, several conditions of approval have been enumerated by the Village Engineer
in the letter attached hereto as Exhibit "C" which shall be satisfied prior to the signing of the
Final Plat and its recording.
NOW, THEREFORE, BE IT RESOLVED by the President and Board of Trustees that
the Final Plat for Chestnut Crossing Subdivision, Phase I, which is attached hereto and made
a part hereof, is hereby approved, subject to the conditions stated herein.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF LEMONT, COOK, WILL AND DU PAGE COUNTIES, ILLINOIS, on

Dear Dana:
We have reviewed the most revised engineering plans dated 3/7/94 which were forwarded to this office by
Engineerin Resource Associates, Inc. for the above captioned project.
We recommend approval of the fmal plat of subdivision for the project subject to the following conditions.
1. The stormwater detention facility should be revised to include retaining walls to maximum height
of three feet (3').
2. - Access proposals to the ponds on the south end of the project should be reviewed and approved
by the Public Works Department.
3. Sheet #9 of the engineering plans should be reviewed by the design engineer. Some minor
revisions are necessary on individual lot grading.
4. Verify whether pavement exists on the west end of 129th Street.
5. Provide Type III P & :'ricades at both ends of 129th Street.
Add watermpin along Chestnut Crossing Drive as prc iousiry discussed.
7. The intersection of Chestnut Drive should be coordinated with proposed improvements to
Covington Knolls. The need for a left turn lane on 127th Street, or signalization of the
intersection should be evaluated.
Documentation should be provided from Cook County Highway Department and I.D.O.T. which
specifically address the issues of turn lanes or signalization for access to 127th Street and Archer
Avenue respectively.
8. Revise street cross section to original proposals which indicated a bituminous : binder course
thickness of two inches (2 ")
9. The Plat of Subdivision should be revised to the satisfaction of the Village Attorney:
