R-247-93 Resolution Authorizing a Request for a Map Amendment from R-3 Single Family Residence District to "Special Use for a Unique Use" for aproxiamately 1.5 Acres located at the Northwest corner of 123rd St. and Bell Rd.ITEM VI.B.5 RESOLUTION vt X4'7 RESOLUTION OF OBJECTION TO COOK COUNTY ZONING BOARD OF APPEALS REGARDING A REQUEST FOR A MAP AMENDMENT FROM R -3 SINGLE FAMILY RESIDENCE DISTRICT TO "SPECIAL USE FOR A UNIQUE USE" FOR APPROXIMATELY 1.5 ACRES LOCATED AT THE NORTHWEST CORNER OF 123rd STREET AND BELL ROAD WHEREAS, the Village of Lemont is the nearest zoned municipality to the property which is the subject matter of a request for a Map Amendment in the cause known as Docket Number 5878 before the Cook County Zoning Board of Appeals, said property being legally described as follows: S.313.0' of E. 1/2 of NE 1/4 (except W. 1022.2) in Sec. 26, T37N, R11, E. of 3rd PM WHEREAS, the boundary of the subject property is within one and one half miles of the corporate limits of the Village of Lemont; and WHEREAS, the Cook County Zoning Ordinance requires that no Zoning Amendment shall be made without consideration of existing conditions, the conservation of property values, and the direction of building development to the best advantage of the entire county; and WHEREAS, the Village of Lemont has reviewed the evidence introduced during the Public Hearing and the Applicant's Petition for a Special Use for a Unique Use and has made a determination that the proposed Amendment is not in the best interest of the County, the Village of Lemont or surrounding property owners; WHEREAS, zoning classifications of the property within the general area and trend of development is residential; and WHEREAS, that the proposed "Special Use for a Unique Use" will cause the adjoining and surrounding property values to be diminished; and WHEREAS, the proposed "Special Use for a Unique Use" would permit General Commercial uses that are not compatible with the surrounding Residential use and are solely for the benefit of the Applicant. NOW THEREFORE, BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont, Counties of Cook, DuPage and Will, State of Illinois, the Village of Lemont hereby objects in writing to the proposed Amendment as set forth in the Application under Docket Number 5878.
