AN ORDINANCE AMENDING THE ZONING ORDINANCE
OF THE VILLAGE OF LEMONT AND APPROVING A PLANNED
UNIT DEVELOPMENT KNOWN AS CESAL GLENYS OFFICE PARK
WHEREAS, the Plan Commission of the Village of Lemont, Cook County, Illinois
(the "Village ") did heretofore commence and conduct public hearings on June 5, 1991, for
approval of a Planned Unit Development known as CESAL GLENYS OFFICE PARK and
wholly located within the Village (the "Subject Property "); and
WHEREAS, a notice of the aforesaid public hearing was made in the manner
provided by law and was published in the Lemont Metropolitan, a newspaper of general
circulation within the Village; and
WHEREAS, the Lemont Plan Commission has recommended a proposed Planned
Unit Development Ordinance to the Board of Trustees of the Village.
WHEREAS, the Mayor and Board of Trustees of the Village have determined that
the best interests of the Village will be attained by the adoption of the Plan Commissions'
recommendations regarding the subject property; and
WHEREAS, the Mayor and Board of Trustees of the Village approve the
development of the subject property as a Planned Unit Development pursuant to 111. Rev.
Stat. Ch. 24, 11- 13 -1.1.
NOW, THEREFORE, BE IT ORDAINED BY THE MAYOR AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COOK COUNTY, ILLINOIS:
SECTION 1: Planned Unit Development Approval. That a Planned Unit
Development be and is hereby approved and granted to allow Owner or its successors or
assigns, (collectively referred to as the "Owner ") to construct a Planned Unit Development
upon the subject property legally described on Exhibit A pursuant to Owners Preliminary
Proposal (hereinafter Development Plan) which is attached as Exhibit B subject to the
following Planning Stipulations:
1. The Owner shall provide cross - access easements for development of the
western parcel, and to limit the number of curb cuts to two.
2. That a drainage plan for the entire site be approved by Engineering prior to
the issuance of the building permits.
3. That all lighting be directed away from those existing residences to the North
of the site.
4. That the proposed height limitation of 32 feet be maintained.
5. That trash enclosures and all mechanical units be screened and landscaped,
6. That only business and professional offices be permitted on the site.
7. That a final landscape and signage plan be approved prior to development.
Plantings shall be sufficient in height and width to adequately screen
adjacent residences.
8. That a variation be granted to allow parking within 10 feet of the required
15 foot front yard. A 5' greenspace shall be maintained.
9. That the plan be reviewed for compliance with State of Illinois Accessibility
Codes.
,SECTION 2: Zoning District Change and Variation, The subject property
described in Exhibit A be and the same is hereby rezoned from its present R -1 District
Zoning Classification and variances be granted to allow the construction of an office
building in accordance with the Development Plan (Exhibit B attached herein and made
a part hereof consisting of 5 pages) and the Planning Stipulations with an underlying B-
1 District.
The zoning map of the Village of Lemont be and the same is hereby amended in
accordance with the provisions of this Ordinance.
SECTION 3: Permits. That the Building and Zoning Administrator of the Village
is hereby authorized to issue, upon proper application and engineering a building permit

as may be required for the said Planned Unit Development.
THAT THIS ORDINANCE SHALL BE IN FULL FORCE AND EFFECT FROM
AND AFTER ITS PASSAGE, APPROVAL AND PUBLICATION IN A MANNER
PROVIDED BY LAW.
