ORDINANCE AMENDING LEMONT ZONING ORDINANCE
BE IT ORDAINED by the President and Board of Trustees of the Village of Lemont
that the Lemont Zoning Ordinance #426, dated 1980, Section XIV, entitled "FEES ", be
amended to reflect the following fee schedule which has been attached hereto and made a
part hereof and is identified as Exhibit A consisting of three (3) typewritten pages.
This Ordinance shall be in full force and effect from and after its passage, approval
and publication in the manner provided by law.
All ordinances or parts of ordinances in conflict herewith shall be and the same are
hereby repealed.
The Village Clerk of the Village of Lemont shall certify to the adoption of this
Ordinance and cause the same to be published in pamphlet form.

SECTION XIV
A. Fees.
A non - refundable fee shall be paid to the Village of Lemont by
cash or check, prior to consideration of any petition to seek one
or more of the following: Appeal, Variation, Map Amendment, Text
Amendment, Special Use, Planned Development, or Subdivision Plat
Approval.
B. Schedule of Fees.
1. Appeal Fee $ 500
2. Variation Fee.
Variation $ 150
Each Additional Variation (within 1 yr.) $ 50
Note: Variation Fee based upon a per lot
basis. All yards are considered a

8. Annexation Fee.
Per lot fee for all property annexed
and zoned for residential use $ 250
C. Reimbursable Expenses.
In addition to the previous charges, petitioners shall be respon-
sible for all expenses incurred by the Village with regard to the
processing, review, approval and inspection of projects. Reim-
bursable expenses shall include, but not be limited to, the
following:
1. Professional Services.
All professional services rendered by the Village Engineer,
Village Planning Staff, Public Works Staff, and Clerical
Staff shall be reimbursed by the petitioner. The reim-
bursement of in -house Staff time shall be based upon the
individual hourly pay rate, and an added factor to reflect
the cost of employee benefits. Such amount shall be re-
viewed from time to time by the Village Administrator to
insure the benefit calculation remains current.
2. Legal Fees.
All legal services incurred by the Village shall be
reimbursed by the petitioner.

3. Consultant Fees.
All services incurred by the Village with regard to
outside consultants shall be reimbursed by the petitioner.
Such consultants may involve issues pertaining to
engineering, traffic, noise, finance, building, or
any other professional service which is deemed neces-
sary by the Village.
4. Recording & Filing Fees.
The petitioner shall reimburse the Village for all re-
cording and filing fees necessary to process approved
documents.
D. Escrow Account.
In order to implement the timely payment of reimbursable expenses,
petitioner shall provide an escrow deposit to the Village. Such
a payment shall be utilized by the Village for the payment of all
Village incurred costs. Any amount remaining upon completion of
a project shall be refunded upon request of the petitioner. If
the expenses relating to a petition shall exceed the posted escrow
deposit, the petitioner shall provide an additional escrow deposit
within 30 days of notice, based upon the Staff estimate of re-
maining expenses to be incurred.
All escrow deposits shall be provided to the Village in conjunction
with the submission of the preliminary plat /plan for review.
Escrow deposits shall be based upon the following schedule:

E. Penalties.
If any petitioner fails to provide for an increased escrow deposit,
fails to provide payment for a reimbursable expense, or becomes
delinquent in any amount owed the Village for any purpose, the
Village may refuse to: process applications for permits; make
required inspections; issue applicable permits; allow con-
tinued construction activity.
