RESOLUTION APPROVING FINAL PLAT OF SUBDIVISION
FOR THE RAVINES SUBDIVISION
WHEREAS, the petitioner is the owner of certain property consisting of approximately 10.3
acres generally located at Archer Avenue & 131st Street, west of the Chestnut Crossing Subdivision
in Lemont, Illinois and legally described in Exhibit "A" attached; and
WHEREAS, the petitioner has prepared a Final Plat of Subdivision for the subject property,
which is known as The Ravines Subdivision ; and
WHEREAS the petitioner has submitted the Final Plat of Subdivision for 18 single - family
detached residences to be known as The Ravines Subdivision, attached hereto as Exhibit "B ", and;
WHEREAS, the Final Plat of Resubdivision is in substantial conformance with the physical
development policies and standards of the Village of Lemont; and
WHEREAS, the Final Plat of Resubdivision is in conformance with the Preliminary Plat of
Subdivision as approved by the Village Board on September 8, 1997.
NOW,'1'HEREFORE BE IT RESOLVED by the President and Board of Trustees of the
Village of Lemont that the Final Plat for The Ravines Subdivision , which is attached hereto and
made part hereof, is hereby approved subject to a variance from the subdivision regulations to allow

the usable rear yards on lots 6 through 13 (inclusive) to be 15 feet in depth instead of the minimum
required 30 feet, a variance to allow street radius returns to be 15 feet instead of the required 25'feet,
and a variance to allow spacing between horizontal street curves to be less than the minimum
required 50 feet. Said approval is subject to the following conditions:
1. A letter of credit, in the amount of $633,192.50, shall be submitted prior to recording of the
final plat.
2. All engineering plans shall be approved by the Village Engineer in conformance with the letter
from Joanna Littrell dated 5/21/98, prior to recording the final plat.
3. Cash in lieu of sidewalks along Archer Avenue, in the amount of $5,750.00 shall be submitted
prior to recording the final plat.
4. All landscaping plans and/or tree preservation plans shall be approved by the Village
Administration prior to issuance of a site development permit.
5. All street names shall be approved by the Lemont Post Office and the Lemont Fire Protection
District prior to recording the final plat.
6. A letter signifying approval of the final plat shall be submitted by Amoco prior to recording
the final plat.
7 A MWRD permit shall be issued prior to issuance of a site development permit.
8. All recapture fees due to Chestnut Crossing Subdivision shall be paid to the village prior to
tapping onto the water or sewer mains, as required.
9. The final plat shall be amended to include language for lots 6,7,8,9,10,11,12 and 13 to state
they will have a usable rear yard of no less than 15 feet upon a 100 year flood event. The
high water elevation line shall be added to the final plat on each of these lots, prior to
recording.
10. The plat shall be approved by the Illinois Department of Transportation prior to recording of
same.
11. IEPA permit is required prior to issuance of a site development permit.
