AN ORDINANCE GRANTING VARIATIONS TO PERMIT
BUILDING AND PARKING LOT EXPANSIONS
(Lemont High School District 210)
WHEREAS, an application has been filed by the Lemont High School District #210 in
connection with a Request for Variation for the property legally described in Exhibit "A" and located
at 800 Porter Street, Lemont, Illinois.
WHEREAS, the applicant is seeking relief from the Lemont Zoning Ordinance in order to
permit building and parking lot expansions; and
WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois, in
accordance with said Zoning Ordinance, conducted a Public Hearing on the petition on June 4, 1996;
and
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by
law and was published in the Reporter Progress, a newspaper of general circulation within the
Village; and
WHEREAS, the Lemont Planning and Zoning Commission has recommended conditional
approval of the variations to the Village Board; and
WHEREAS, the President and Board of Trustees of the Village have determined that the best
interest of the Village will be served by the approval of this petition granting variations for the
subject property.
NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees of the
Village of Lemont, that the petitioner, the Lemont High School District #210, be granted the
following variations:
1. Variation to permit a proposed parking garage to be 33.5 feet in height instead of the
maximum permitted 15 feet, pursuant to section V -G -4 -a of the Lemont Zoning
Ordinance.
2. Variation to permit a front yard setback of 20 feet instead of the minimum required
40 feet for the building expansion adjacent to Porter Street, pursuant to Section VII -
E-7-b-(1) of the Lemont Zoning Ordinance.
3. Variation to allow parking spaces to be located ten (10) feet from the north, south
and west property lines for the western parking lot along Julia Street instead of the
minimum 20 feet required, pursuant to Section X -D -7 of the Lemont Zoning
Ordinance.
4. Variation to permit parking spaces to be located ten (10) feet from the north, south
and east property lines for the eastern parking lot along Porter Street and Pruyne
Street instead of the minimum 20 foot setback required, pursuant to Section X -D -7
of the Lemont Zoning Ordinance.
5. Variation to permit parking spaces to be 9 feet wide by 17 feet deep instead of the
minimum required 10 feet wide by 20 feet deep, pursuant to Section X -D -3 of the
Lemont Zoning Ordinance.
Subject to the following conditions of approval:
1. The variations shall substantially conform to the Site Plan (Zoning Sketch) by Wight
& Company, dated April 30, 1996, attached hereto as Exhibit "B", except as such
plans may be changed to conform to Village Codes and Ordinances and the
conditions below.
2. The variance for building setback reduction along Porter Street shall extend to the
entire structure if Porter Street is not vacated by the Village Board.
3. All landscape screening plantings shall be at least five (5) foot high and shall be
installed prior to the use of the new or relocated parking lot areas. Parking lot areas
shall not be used for parking until properly paved and striped.
4. The variation for parking garage height shall be valid for a period of two (2) years
from the date of the Village Board approval.
