DATE OF APPROVAL: July 27, 1998 RESOLUTION APPROVING FINAL PLAT OF SUBDIVISION FOR FIREROCK FARM SUBDIVISION • WHEREAS, Dr. Barry Ladd, hereinafter referred to as "the Petitioner," is the owner of a 4.4 acre parcel, hereinafter referred to as "the subject property," generally located north of Roberta Street, west of Walter Street and south of "Hermes Curve" in Lerihont, Illinois and legally described in Exhibit "A" attached; and WHEREAS, the petitioner has prepared a Final Plat of Subdivision for the subject property, which is known as Firerock Farm Subdivision; and WHEREAS the petitioner has submitted the Final Plat of Subdivision for 12 single- family detached residences to be known as Firerock Farm Subdivision, attached hereto as Exhibit "B," and; WHEREAS, the Final Plat of Subdivision is in substantial conformance with the physical development policies and standards of the Village of Lemont; and WHEREAS, the Final Plat of Subdivision is in conformance with the Preliminary Plat of Subdivision as approved by the Village Board on April 27, 1998 by Resolution No. R- 30 -98. 9%511724 pgoe or NOW, THEREFORE BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont that the Final Plat for Firerock Farm Subdivision, which is attached hereto and made part hereof, is hereby approved subject to the following conditions: 1. A letter of credit, in the amount of $359,905.94 will be submitted prior to recording of the final plat. 2. The Final engineering estimates will be approved prior to the recording of the Final Plat. 3. Final landscape and tree preservation plan approval and the Village Landscape consultant will be approved prior to the issuance of the site development permit 4. An MWRD permit shall be issued for the sewer connection prior to issuance of a site development permit. 5. The U.S. Army Corp. Of Engineers will be required to submit a letter stating the designation of the existing pond and that a permit is not required, prior to the issuance of a site development permit. 6. Details of the "Emergency Gate" are required to be approved by the Lemont Fire District, Public Works Department and Lemont Police Department prior to recording of the Final Plat. 7. Construction traffic will follow approved construction traffic plans. Staff is recommending the use of State Street to Pfeiffer Avenue to Hermes Avenue, as approved by the Village Board. 8.
