ORDINANCE NO. /vo26 AN ORDINANCE GRANTING VARIANCES TO THE LEMONT ZONING ORDINANCE (Old Quarry Middle School) WHEREAS, Lemont- Bromberek Combined School District 113A, hereinafter referred to as "the Petitioner ", is the owner of an approximately 21 acre parcel, hereinafter referred to as "the subject property ", located at 16100 - 127th Street, in Lemont, Illinois and legally described in Exhibit "A "; and WHEREAS, the Petitioner made application under the provisions of the Lemont Zoning Ordinance of 1980 (No. 426), for Variance to Section X -Off Street Parking, Section X -D -7, Section X -D -9 -d and Appendix D to Section X; and WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois, in accordance with said Zoning Ordinance, conducted a Public Hearing on the petition on September 3 and 17, 1996; and WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by law and was published in the Lemont Reporter, a newspaper of general circulation within the Village; and WHEREAS, the Lemont Planning and Zoning Commission has recommended approval of a variation to Section X -D -7 to permit a parking lot to be one (1) foot from a residential district (Lemont Park District) instead of the minimum required 20 feet, to permit a variation to Section X -D -7 -d to eliminate the required landscape screening for a parking lot adjacent to a residential district and a Variation of Appendix D to Section X to reduce parking space size to 9 feet by 18 feet instead of the minimum required 10 feet by 20 feet; and WHEREAS, the President and Board of Trustees of the Village have determined that the best interest of the Village will be served by the approval of this petition granting variations for the subject property. NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees of the Village of Lemont, that the petitioner, Lemont - Bromberek Combined School District No. 113A, be granted the requested variations as recommended by the Planning & Zoning Commission and subject to the conditions attached hereto as Exhibit "B" . Any future changes to the parking lot affected by this variance shall require a new variance petition to be submitted. 2. Screening of the eastern parking lots shall be provided if the Park District /Township property to the east should be redeveloped as residential housing in the future.
