RESOLUTION APPROVING FINAL PLAT
OF SUBDIVISION FOR SENFFNER SUBDIVISION
WHEREAS, the petitioner is the owner of certain property consisting of approximately +1-
2.353 acres legally described in Exhibit "A," which is attached hereto and made a part hereof; and
WHEREAS, the petitioner has prepared a Plat of Subdivision known as Senffner
Subdivision, which is attached hereto and made a part hereof; and
WHEREAS, the Lemont Planning & Zoning Commission at its meeting of January 5, 1999
reviewed the final Plat of Subdivision and submitted its recommendations as required by Village of
Lemont ordinance; and
WHEREAS, the Lemont Planning & Zoning Commission recommended approval of said
plat, attached hereto as Exhibit "B"; and
WHEREAS, the President and Board of Trustees of the Village of Lemont have determined
the proposed Plat of Subdivision to be in the best interest of the Village of Lemont.
NOW, 'THEREFORE, BE IT RESOLVED by the President and Board of Trustees that the
plat for the Senffner Subdivision, which is attached hereto and made a part hereof, is hereby
approved, subject to the conditions noted in Exhibit "C ".

CONDITIONS OF APPROVAL:
1) that a revised final plat is submitted prior to recordation with the following corrections /additions:
a) Holmes Street shall be indicated as "heretofore dedicated ";
b) the title of the plat shall be changed to read "Senffner Subdivision Final Plat ";
c) the access easement along the north property line shall be shown on Lots 1 -3;
d) a Village Engineer certificate shall be added to the plat;
e) the area where the railroad is located shall be amended to read, "heretofore dedicated for railroad use ";
f) the "send the next tax bill to" verbiage shall be added to the plat; and
g) signatures from the current property owners, as well as the Stough Group are required prior to
recordation;
2) that final engineering plans be submitted prior to the issuance of a site development permit or any building
permits for the site;
3) that a mylar, six full size copies and one 11 x 17 copy of the plat shall be submitted to the Planning
Department;
4) that a letter of credit shall be submitted covering the cost of the public improvements prior to recordation of the
plat; and
5) that the plat is subject to review and approval by the Village Engineer and Village Attorney prior to recording.
