R` 3 DATE OF APPROVAL RESOLUTION APPROVING FINAL PLAT OF SUBDIVISION FOR LEMONT SENIOR HOUSING COMMUNITY WHEREAS, the petitioner is the owner of certain property consisting of approximately +/- 5.0 acres legally described in Exhibit "A ", which is attached hereto and made a part hereof; and WHEREAS, the petitioner has prepared a Plat of Subdivision known as Lemont Senior Housing Community, which is attached hereto and made a part hereof, and WHEREAS, the Lemont Planning & Zoning Commission at its meeting of January 5, 1999 reviewed the final Plat of Subdivision and submitted its recommendations as required by Village of Lemont ordinance; and WHEREAS, the Lemont Planning & Zoning Commission recommended approval of said plat, attached hereto as Exhibit `B "; and WHEREAS, the President and Board of Trustees of the Village of Lemont have determined the proposed Plat of Subdivision to be in the best interest of the Village of Lemont. The area table on the plat shall also be amended to show a revised area in lot 1, and a separate area calculation for the reserve strip area; b) the title of the plat shall be changed to read "Lemont Senior Housing Community Final Plat "; c) front yard setback lines shall be delineated on the plat; d) easement provisions shall be added separately for the proposed detention areas. Language shall be added to the effect that the Village has the right, but not the responsibility, to enter and maintain the detention areas if Stough Group or their assigns fails to do so, with the cost of such maintenance billed back to the property owner; e) legal descriptions on the surveyors certificate shall be amended to include that part of Senffner's property to be incorporated into the project; f) a Village Engineer certificate shall be added to the plat; g) proof of easement by the Illinois Central Railroad shall be submitted indicating their right to use the southern portion of the property; h) dimensions shall be provided on the east property line of Lots 1 & 2, and along the south line of Lot 2; I) the "send the next tax bill to" verbiage shall be added to the plat; j) signatures from the current property owners are required prior to recordation; and 2) that final engineering plans be submitted prior to the issuance of a site development permit or any building permits for the site; 3) a gravel emergency access drive shall be constructed to the east to intersect with the K.A Steel access road. Said road shall follow the Grove Street and Pruyne Street rights -of -way, and shall be gated to prevent public access; 4) a letter of credit shall be submitted in an amount acceptable to the Village Engineer prior to recording the plat; 5) the east 50 feet of the property shall be rezoned to R -3/PUD prior to any building construction on that portion of the property; and 6) a landscape plan shall be submitted for review and approval by the Village's Landscape Architect prior to the issuance of any site development or building permits.
