R-29-99 Objection for the Record of the Cook County Zoning Board of Appeals Regarding a Request for rezoning (Docket #6846) (11939 Walker Road, Lemont Township)VILLAGE OF LEMONT RESOLUTION NO. i& 9 �} DATE OF APPROVAL 51 - 4 9 A RESOLUTION OF OBJECTION FOR THE RECORD OF THE COOK COUNTY ZONING BOARD OF APPEALS REGARDING A REQUEST FOR REZONING (DOCKET #6846) (11939 Walker Road, Lemont Township) WHEREAS, the Village of Lemont is a zoned municipality with limits near the property which is the subject of a request for Rezoning from R -3 Single - family Residence District to R -4 Single - family Residence District, which is legally described as follows: PART OF THE WEST 'A OF THE NORTHWEST 1/4 OF SECTION 27, TOWNSHIP 37 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPAL MERIDIAN, DESCRIBED AS FOLLOWS: BEGINNING AT A POINT ON THE WEST LINE OF SAID SECTION 27, A DISTANCE OF 412.85' SOUTH OF THE NORTHWEST CORNER OF SECTION 27; THENCE TURNING SOUTH OF THE NORTHEAST CORNER OF SECTION 27; THENCE TURNING AND RUNNING IN AN EASTERLY DIRECTION A DISTANCE OF 214.00'; THENCE SOUTHERLY ALONG A LINE PARALLEL TO THE WEST LINE OF SAID SECTION 27, A DISTANCE OF 642'; THENCE IN A WESTERLY DIRECTION A DISTANCE OF 214' TO THE WEST LINE OF SAID SECTION 27; THENCE NORTHERLY ALONG THE WEST LINE OF SAID SECTION 27, A DISTANCE OF 642' TO THE PLACE OF BEGINNING, ALL IN COOK COUNTY, ILLINOIS WHEREAS, the entire boundary of the subject property is within 1 1/2 miles of the corporate limits of the Village of Lemont; and WHEREAS, the proposed rezoning would allow the redevelopment of up to six (6) lots, with a minimum lot area of 20,000 square feet; and WHEREAS, the proposed zoning would be in consistency with the lot sizes and zoning classifications on the east side of Walker Road; and WHEREAS, the applicant needs to dedicate 50 feet of right -of -way for Walker Road to be consistent with other dedications in the area and that the lot area of the proposed lots will then be deficient; and WHEREAS, only five (5) lots can be created out of this subdivision without variances; and WHEREAS, the lots would be served by private wells but it has not been determined who would own and maintain the sewer to service these homes. NOW THEREFORE, BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont, Counties of Cook, DuPage and Will, State of Illinois, that the Village of Lemont hereby objects to the request for rezoning which is the subject of Cook County Zoning Board of Appeals Docket #6846.
