R-30-99 Approving Preliminary Plat for Imhoff Subdivision-LEMONT Village of Faith For Recorder's Use Only VILLAGE OF LEMONT RESOLUTION NO. g-� `raj DATE OF APPROVAL 5 -may- -91 RESOLUTION APPROVING PRELIMINARY PLAT FOR IMHOFF SUBDIVISION WHEREAS, the petitioner is the owner of certain property consisting of approximately 1.07 acres generally located at 645 Fourth Street in Lemont, Illinois and legally described in Exhibit "A" attached; and WHEREAS, the petitioner has prepared a Plat of Subdivsiion for the subject property, which is known as Imhoff Subdivision; and WHEREAS the petitioner has submitted the Plat of Subdivsiion for 3 lots to be known as Imhoff Subdivision, attached hereto as Exhibit "B ", and; WHEREAS, the Lemont Planning & Zoning Commission at its meeting of March 16, 1999, reviewed the Plat and recommended, conditional approval of said Plat; and WHEREAS, the Plat of Subdivision is in substantial conformance with the physical development policies and standards of the Village of Lemont. Al 4. . . - EXHIBIT C CONDITIONS OF APPROVAL: 1) An amended plat shall be submitted with the following additions /corrections: a) The dedicated right -of -way along 4th Street shall be increased to 33 feet from the centerline of the road, with a "notch -out" around the existing structure; b) Specific language shall be added to the plat that the right -of -way "notch -out" shall become automatically dedicated upon the existing structure being relocated, or destroyed; and c) If upon further site investigation it is determined that the location of the water line is different than that indicated on the Village Water Atlas, that the utility easements on the plat shall be accordingly amended prior to recordation; 2) The petition is subject to review and approval from the Village Attorney and Village Engineer. 3) Sidewalks and street trees shall be installed along the 4th Street Frontage. 4) The portion of the enclosed stairwell that encroaches approximately 3 feet into the minimum required 15 foot sideyard setback for Lot 2, shall be removed prior to the issuance of a building permit for Lots 1 & 3. 5) A tree survey of the entire subdivision shall be submitted for review and approval prior to the issuance of a site development permit.
