FINAL PLAT OF SUBDIVISION FOR
COVINGTON KNOLLS, UNIT THREE
(Single - family Subdivision)
WHEREAS, the petitioner is the owner of certain property consisting of approximately 3.32
acres generally located on the northwest corner of 127th Street and Covington Drive in Lemont,
Illinois and legally described in Exhibit "A" attached; and
WHEREAS, the petitioner has prepared a Final Plat of Subdivision known as Covington
Knolls Subdivision, Unit Three; and
WHEREAS, the petitioner has submitted the Final Plat of Subdivision for the 3.32 acre lot
to be deeded to the Lemont Park District for recreational use, attached hereto as Exhibit "B "; and
WHEREAS, the President and Board of Trustees of the Village of Lemont have determined
the proposed Plat of Subdivision to be in the best interest of the Village of Lemont.
NOW, THEREFORE, BE IT RESOLVED by the President and Board of Trustees that the
plat for the Covington Knolls Subdivision, Unit Three, which is attached hereto and made a part
hereof, is hereby approved, subject to the conditions in Exhibit "C ".

1. Sidewalks shall be constructed along Covington Drive and parkway trees shall be planted
along 127th Street and Covington Drive no later than one (1) year from the date of
approval of the plat by the Village Board. Said sidewalks and parkway trees shall be
installed by Gallagher & Henry.
2. A letter from the Lemont Park District is needed indicating their approval of the existing
grading on the site, prior to recording the plat.
3. The lot shall be renumbered to be consistent with the numbering of other phases of the
development, prior to recording. The existing number may remain if a certificate of
correction or a new plat is recorded for the Unit 2 subdivision.
4. A 15 foot wide public utility and drainage easement shall be added along the south line of
the subdivision, prior to recording.
All references to overhead utilities shall be deleted prior to recording the plat.
The Plan Commission certificate shall be changed to be a Community Development
Director certificate, prior to recording the plat.
7. The Cook County Highway Department certificate shall be deleted since no access is
proposed for the site to 127th Street.
