AN ORDINANCE GRANTING VARIANCES
AT 308 STATE STREET, LEMONT, ILLINOIS
(Jeff Guzlas Property)
WHEREAS, an application has been filed by Jeff Guzlas in connection with a Request for
Variation for the property legally described in Exhibit "A" and located at 308 State Street, Lemont,
Illinois; and
WHEREAS, the applicant is seeking relief to the Lemont Zoning Ordinance to allow certain
Variances; and
WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois, in
accordance with said Ordinance, conducted a Public Hearing on the petition on September 15, 1998;
and
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by
law and was published in the Daily SouthTown, a newspaper of general circulation within the Village;
and
WHEREAS, the Lemont Planning and Zoning Commission has recommended approval of
the variation to the Village Board; and
WHEREAS, the President and Board of Trustees of the Village have determined that the best
interests of the Village will be served by the approval of this petition granting variations for the
subject property.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAG OF LEMONT, COUNTIES OF COOK, DuPAGE, AND
WILL, ILLINOIS:
SECTION 1: Variances
1. Lot area of 8712 instead of the minimum required 10,000 square feet, pursuant to Section
VII.G.3.D. of the Lemont Zoning Ordinance.
2. Lot width of 66 feet instead of minimum required 80 feet, pursuant to Section VII.G.4.d.
of the Lemont Zoning Ordinance.

3. Front yard of 12.2 feet instead of minimum required 40 feet, pursuant to Section
VII. G. 7. a. (1) of the Lemont Zoning Ordiance.
SECTION 2: Conditions of Approval
The Variances shall be subject to the following conditions:
1. The project shall be built substantially in conformance with the site plan, attached as exhibit
"B ", and the building architectural elevations, attached as Exhibit "C ", except as such plans
may be changed to conform to Village codes and ordinances and the conditions below;
2. The petitioner shall have the two (2) parcels consolidated into one (1) tax parcel, prior to
the issuance of a building permit;
3. Plans are subject to review regarding the height limitations of the structure;
4. A building permit must be issued within one (1) year of Village Board approval, otherwise
the variations shall lapse; and
5.Architectural elevation drawings of the proposed garage shall be submitted prior to Village
board approval.
