R-49-00 05/22/00VILLAGE OF LEMONT RESOLUTION NOR- 1/4-6-00 DATE OF APPROVAL 547.- 0° RESOLUTION APPROVING PRELIMINARY PLAT OF SUBDIVISION FOR PINE SUBDIVISION WHEREAS, the petitioner is the owner of certain property consisting of approximately 4.5 acres located at 11939 Pine Avenue, Lemont, Illinois and legally described in Exhibit "A," attached; and WHEREAS, the petitioner has submitted the Preliminary Plat of Subdivision for the subject property, which is known as Pine Subdivision, attached hereto as Exhibit "B "; and WHEREAS the Lemont Planning & Zoning Commission has reviewed and recommended approval of the Preliminary Plat of Subdivision on May 2, 2000; and WHEREAS, the Preliminary Plat of Subdivision is in substantial conformance with the physical development policies and standards of the Village of Lemont. NOW, 'THEREFORE BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont that the Preliminary Plat for Pine Subdivision, which is attached hereto and made part hereof, is hereby approved subject to the following conditions: 1. Approval (or a letter stating that no approval is necessary) from the Army Corps of Engineers and /or the Illinois Department of Natural Resources is required in order to construct the proposed extension of Pine Street across the area identified as a regulatory floodplain on the Cook County FIRM map. 2. As there is significant tree cover on both lots, and especially Lot #2, Staff recommends that Conservation Easements be delineated on the Final Plat in specific areas of heavy tree cover. Staff will work with the petitioner to identify these areas. 3. Review and approval by Sig Vaznelis, the Lemont Township Highway Commissioner, is required for the proposed extension of Pine Street and 33 -feet right -of -way dedication.
