AN ORDINANCE AMENDING THE ZONING MAP
OF THE VILLAGE OF LEMONT FROM COOK COUNTY I -1 RESTRICTED
INDUSTRY TO B -3 COMMERCIAL DISTRICT
FOR THE SOUTH 18 ACRES AND R -4 RESIDENTIAL DISTRICT FOR THE
REMAINING 60 +/- ACRES

WHEREAS, Aero Heights Partnership, hereinafter referred to as "the Petitioner," is the
owner of an approximately 78 -acre parcel, hereinafter referred to as "the subject property," generally
located at the northeast corner of 127th Street and Smith Road in Lemont, Illinois and legally
described in Exhibit "A."
WHEREAS, the Petitioner made application under the provisions of the Lemont Zoning
Ordinance of 1980 (No.426), for a Zoning Map amendment from Cook County I -1 Restricted
Industry to B -3 Commercial District for the south 18 acres and R -4 Residential District for the
remaining 60 +/- acres; and
WHEREAS, the Planning & Zoning Commission of the Village of Lemont, Illinois (the
"Village ") did heretofore commence and conduct a Public Hearing on March 7, 1995 for approval
of a Zoning Map Amendment; and
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by
law and was published in the Lemont Metropolitan, a newspaper of general circulation within the
Village; and
WHEREAS, the President and Board of Trustees of the Village of Lemont, after a public
hearing as required by law, approved Zoning Map Amendment; and
WHEREAS, the President and Board of Trustees of the Village have determined that the best
interests of the Village will be served by approving the Zoning Map Amendment as described herein.
NOW, 'I HEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD
OF TRUSTEES OF '1'HE VILLAGE OF LEMONT, COUNTIES OF COOK, DuPAGE, AND
WILL, ILLINOIS:
SECTION 1: Zoning District Change: The subject property described above is hereby
rezoned from its present Cook County I -1 Restricted Industry to B -3 Commercial District for the 18
acres located south of the centerline of the Badger Pipeline right -of -way and to R -4 Single - family
Residence for the remaining 60 +/- acres located to the north of the centerline of the Badger Pipeline
right -of -way. The zoning map of the Village of Lemont is hereby amended in accordance with the
provisions of this Ordinance.
THAT THIS ORDINANCE SHALL BE IN FULL FORCE AND Et'F'ECT FROM AND
AFTER ITS PASSAGE, APPROVAL AND PUBLICATION IN A MANNER PROVIDED BY
LAW.
