AN ORDINANCE GRANTING VARIANCES
AT ARCHER AVENUE AND 127TH STREET
LEMONT, ILLINOIS

WHEREAS, an application has been filed by the First National Bank of Evergreen Park,
Trust #15005, in connection with a Request for Variations for the property legally described in
Exhibit "A" and located on the southwest corner of Archer Avenue and 127th Street, Lemont,
Illinois; and
WHEREAS, the applicant is seeking relief from the Lemont Zoning Ordinance; and
WHEREAS, the Planning & Zoning Commission of the Village of Lemont, Illinois, in
accordance with said Zoning Ordinance, conducted a Public Hearing on June 3, 1997 and July 1,
1997; and
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by
law and was published in the Lemont Reporter Progress, a newspaper of general circulation within
the Village; and
WHEREAS, the Lemont Planning and Zoning Commission has recommended approval of
the variations to the Village Board; and
WHEREAS, the President and Board of Trustees of the Village of Lemont have determined
that the best interest of the Village will be served by the approval of the requested variances.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, DuPAGE, AND
WILL, ILLINOIS:
SECTION 1: Variances.
1. Variance to permit the waiver of one (1) of the two (2) required loading spaces, pursuant
to Section X- D -13 -h of the Lemont Zoning Ordinance.
2. Variance to permit parking and maneuvering areas to be located ten (10) feet from the
Archer Avenue and 127th Street right -of -way instead of the minimum 15 feet required,
pursuant to Section X -D -7 of the Lemont Zoning Ordinance.

CONDITIONS OF APPROVAL:
1. A Free Standing sign shall not be constructed for the mini mart until the completion of the
land acquisition for the 127th Street /Archer Avenue intersections.
2. A land cash donation shall be given to the Village in lieu of the completion of the sidewalks
and parkway trees on the eastern portion of the property.
3. An annexation agreement shall be agreed upon between the two parties prior to preliminary
development approvals.
4. The Special Use approval for the purpose of a Service Station/Gas Station, , provided that
all liquid be stored in underground tanks. Restricting the amount of signage permitted on
127th Street and Archer Avenue as a not to exceed a figure of 100 square feet. The 100
square feet shall include all signage, including temporary signage, on building signage and free
standing signage. (Sign stipulations can be outlined in the annexation agreement).
5. Staff recommends that the Archer Avenue easterly access be restricted to right - in/right -out
only and the 127th Street easterly access be eliminated.
6. The construction conforms to the plans as submitted as Exhibit "A ", except as required by
Village codes and ordinances and the preceding conditions. Any changes to the plans shall be
approved by the Planning and Zoning Commission.

MERIDIAN DESCRIBED AS FOLLOWS: BEGINNING AT THE INTERSECTION OF THE
SOUTH LINE OF 127TH STREET AND THE NORTHERLY LINE OF ARCHER ROAD;
