FOR A PUD TO PERMIT A MIXED USE BUILDING WITH OFFICE
ON THE FIRST FLOOR AND RESIDENTIAL CONDOS ABOVE
IN THE 800 BLOCK OF MAIN STREET

WHEREAS, Phil Sullivan, hereinafter referred to as "the Petitioner ", is the owner of an
approximately .33 acre parcel, hereinafter referred to as "the subject property ", located in the 800
block of Main Street in Lemont, Illinois; and
WHEREAS, the Petitioner made application under the provisions of the Lemont Zoning
Ordinance to rezone the parcel from R -6 Multi- family Residential District to B -2 Historic Central
Business District, mixed use planned unit development (PUD), pursuant under Sections 8.D.z.
and 8.D.hh; and
WHEREAS, the Zoning Board of Appeals of the Village of Lemont, Illinois, in
accordance with said Zoning Ordinance, conducted a Public Hearings on the petition on April 20
and May 6, 2004, and made a recommendation to the Village Board;
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided
by law and was published in the Lemont Reporter Met, a newspaper of general circulation within
the Village; and
NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees of
the Village of Lemont, that the Petitioner be granted the requested B -2 Historic Central Business
District mixed use Planned Unit Development from Lemont R -6 Zoning (Multi - family Residence
District).
Section 1. A zoning map amendment is granted to allow the change in the zoning
classification of the parcel located in the 800 block of Main Street to B -2 Historic Central
Business District PUD from Lemont R -6 Multi- family Residence District, as illustrated on the
Plat of Survey attached as Exhibit "A ".
Section 2. Development of the site should substantially conform to the site plan, landscape
plan, building plans and elevations attached as Exhibit `B" to the PUD.
Section 3. The Planned Unit Development approval shall lapse in the event the Petitioner
does not file a complete application for a site development permit within one (1) year of the
effective date of this Agreement.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND DU PAGE,
ILLINOIS, on this 14th day of June, 2004.
