AN ORDINANCE GRANTING VARIATIONS TO REDUCE THE MINIMUM LOT
WIDTH FROM 90' TO 69.51', AND THE MINIMUM LOT SIZE FROM 12,500 SQ FT
TO 8,671 SQ FT AT 433 GRANT STREET IN LEMONT, ILLINOIS
(Domani's Subdivision)
WHEREAS, Massimo Fazio, hereinafter referred to as "the Petitioner," is the contract
purchaser of an approximately .52 acre parcel, hereinafter referred to as "the subject property,"
located at 433 Grant Street in Lemont, Illinois and legally described in Exhibit "A "; and
WHEREAS, the applicant is seeking a variation to reduce the minimum lot width from
90' to 69.51' pursuant to Section VII.E.4.f. of the Lemont Zoning Ordinance, and a variation to
the minimum lot size from 12,500 square feet to 8,761 square feet, pursuant to Section VII.E.3.f.
of the Lemont Zoning Ordinance; and
WHEREAS, the Zoning Board of Appeals of the Village of Lemont, Illinois (the
"Village ") did heretofore commence and conduct a Public Hearing on Tuesday, May 18, 2004 for
approval of a Final Plat of Subdivision and Variations; and
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided
by law and was published in the Lemont Reporter /Met, a newspaper of general circulation
within the Village; and
WHEREAS, the President and Board of Trustees of the Village have determined that the
best interests of the Village will be served by approving the variations as described herein.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, DUPAGE, AND
WILL, ILLINOIS:
SECTION 1: Lot Width Variation. A variation is granted to reduce the required lot
width from 90' to 69.51', pursuant to Section VII.E.4.f. of the Lemont Zoning Ordinance; and
SECTION 2: Lot Size Variation. A variation is granted to reduce the required lot size
from 12,500' to 8,971', pursuant to Section VII.E.3.f. of the Lemont Zoning Ordinance; and
SECTION 3: Conditions of Approval. The above variations shall be approved subject
to the following conditions:
a. The Elevations & Floor Plans of the proposed house for Lot 2 shall be
attached as Exhibit `B" of the ordinance.
b. Additions to the house on Lot 1 shall conform to the current R -4 standards in the
zoning ordinance.
c. The petitioner shall be required to provide a five foot wide sidewalk and parkway
trees along the entire frontage of Grant Street for both Lots 1 & 2 of Domani's
Resubdivision.
d. Prior to Final Plat approval, impact fees are due for Lot 2 of Domani's
Resubdivision.
