R-02-00 01/10/2000RESOLUTION `'Z 0 0 RESOLUTION GRANTING APPROVAL TO USE METAL EXTERIOR PANELS FOR A NEW STORAGE STRUCTURE AT THE CONCRETE CLINIC WHEREAS, John Bencsik is the owner of the property located at 13087 Main Street in the Village of Lemont; and WHEREAS, John Bencsik is proposing to construct a 50' x 70' all metal storage structure at the Concrete Clinic site located at 13087 Main Street in the Village of Lemont; and WHEREAS, Village of Lemont Ordinance 0 -69 -98 establishing exterior facade requirements for structures other than single family and townhouse construction provides for the sole use of face brick, split face masonry, stucco, EIFS, or other approved composite systems for buildings of this nature; and WHEREAS, Village of Lemont Ordinance 0 -69 -98 also allows the Board the option to approve metal exteriors on a case by case basis. NOW, THEREFORE BE IT RESOLVED that upon Board consideration of the attached proposal, the use of metal exterior panels for the new structure at the Concrete Clinic is hereby approved. Fincham Building Commissioner Subject : Commercial metal building "surface facade" exemption SPECCO Dear Mr. Fincham, I own the property in the Villiage of Lemont at 13087 Main Street, which is located on the East side of town near Route 83. The property is zoned commercial and is occupied by two companies. Specco Industries Inc. , a concrete and masonry repair product manufacturer is located in the front section. Concrete Clinic Inc., a construction tool supply and equipment rental store is located in the back section. The property has numerous buildings and sheds and more storage space is required due to continued growth. The total property area is approximately 4 acres in front and 6 acres in the rear. We removed an assortment of old trailers as well as an old metal overhang structure out of the West side of the property to make room for a new warehouse building. An all metal 50 ` X 70' building was purchased in the fall and will be arriving this week on November 17th.The building will house a variety of building products such as cement, sand, and other supply items that require dry storage. However, when the building was purchased, I was not aware of the "masonry only" ordinance for new building construction that was recently implemented by the Villiage.lf it is possible, I would like to request an exemption from this rule since the building I purchased is to be delivered this week and there is no time to rework as needed. Our reasoning is also based on the fact that there are two other "all metal" structures in the back property and the new building would be of similar construction, strength, and appearance. I would like to point out that our future plans include removing the existing masonry building located in the front section of the property (Specco Ind. Inc.), and re- working the structure into a new retail location for Concrete Clinic Inc.. This would involve construction of an all -new, bi- level masonry structure which would improve the overall appearance of the property as a whole, as well as obstructing the road -side view of the metal warehouses currently located in the back (including the new proposed building).
