ORDINANCE GRANTING VARIANCE
TO THE SUBDIVISION DESIGN STANDARDS
(Long Run Market Place, State Street & Archer Ave)
WHEREAS, an application has been filed by Joseph A. Schudt & Associates, representing
Ryan Companies in connection with a Request for Variation for property legally described in Exhibit
"A" and located at the northwest corner of State Street and Archer Avenue in Lemont, Illinois; and
WHEREAS, the applicant is seeking variation from the Lemont Subdivision Design
Standards; and
WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois, in
accordance with said Zoning Ordinance, conducted a Public Hearing on the petition on November
16, 1999; and
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by
law and was published in the Lemont Metropolitan Newspaper; and
WHEREAS, the Lemont Planning and Zoning Commission has recommended approval of
the variation to the Village Board; and
WHEREAS, the President and Board of Trustees of the Village have determined that the best
interest of the Village will be served by the approval of the requested variance..
NOW, THEREFORE, BE IT ORDAINED BY ME PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, DuPAGE, AND
WILL, ILLINOIS:
SECTION 1: Variance:
1. Request for an open water basin detail to eliminate the natural stone and provide a native
species planting area, pursuant to Section 8.05 Detail LS -67 of the Subdivision Design
Standards adopted by Ordinance No. 992.
SECTION 2: Conditions:
1. Native plantings shall only be allowed above the normal pool elevation of the retention
pond.
2. Below the normal pool elevation of the retention pond, river rock shall be installed along
the sides. The specific diameter of the rock shall be reviewed and approved by Stan
3. A maintenance plan, with a list of specific plantings, shall be submitted for review and
approval by Staff.
4. The plantings shall include a mix of seedlings in addition to the native seed mixture.
5. The design of the pond itself shall be accented with the "random" placement of large
limestone features, to effectuate a look similar to that of an old quarry pond. This design
should compliment the other historic design elements in the retail center - such as the
limestone pilasters and downtown lighting fixtures.
