RESOLUTION AUTHORIZING LETTER OF CREDIT REDUCTION
FOR KEEPATAW TRAILS SUBDIVISION
WHEREAS, pursuant to the Subdivision Regulations, an owner or developer of a
r subdivision is required to deposit certain security or evidence thereof with the Village of Lemont
to guarantee the installation of such improvements; and
WHEREAS, in the matter of Keepataw Trails Subdivision, between 127th Street and
Archer Road, an Irrevocable Letter of Credit #96 -462 in the amount of $2,312,706.30 was
deposited with the Village of Lemont on March 4, 1996; and
WHEREAS, Glenside Builders, has made application for a reduction of the Irrevocable
Letter of Credit #96 -462 in the amount of $604,668.45; and
WHEREAS, a duly authorized agent of the Village of Lemont has inspected certain
portions of the improvement and has found these portions to have been satisfactorily installed;
NOW, THEREFORE, BE IT RESOLVED by the President and Board of Trustees of the
Village of Lemont that:
SECTION 1: Preliminary approval pursuant to the Lemont Subdivision Control
Ordinance is hereby granted for certain improvements, with the exception of those items identified
in Attachment A and attached hereto.
SECTION 2: The Irrevocable Letter of Credit #96 -462 is hereby reduced to
$147,635.00.
NOW, THEREFORE BE IT RESOLVED by the President and Board of Trustees of the
Village of Lemont that the Irrevocable Letter of Credit #96 -462 for Keepataw Trails Subdivision
is hereby reduced to $147,635.00.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND DU PAGE, ILLINOIS, on
this aaxe't day of 2001.

FINAL PUNCHLIST UPDATE FOR
MAINTENANCE PERIOD COMMENCEMENT
Dated: November 22, 2000
1.
Record Drawings need to be submitted.
2. Attached is the punchlist from the Public Works Department, dated March
17, 2000. (Please note that it does not include buffalo boxes.) The entire
punchlist needs to be checked.
3. The Lift Station needs an inspection prior to Subdivision acceptance. Public
Works should arrange for Gasvoda & Associates to do a final walk- through.
4. The "end of road" markers on Ashford Drive should be installed in a
diamond shape, not square. (Just turn and remount them.)
A.landscape review by the Forester Consultant is scheduled,
6. The detention facilities have silted up in a few spots. Public Works should
check this with the Engineering Department.
7. There needs be a metal safety grate on the 30" and 24" storrn sewer near
127th Street that enters the detention basin.
8. On 127t' Street, there is a low spot in the sidewalk, about 200' west of the
east lot line. The adjacent sod needs to be lowered to drain out to the 127'
Street ditch.
9. IDOT and CCHD signoffs are needed for work on Archer Avenue and 127th
Street respectively.
10. Drainage structures still need to be grouted.
11. Miscellaneous sections of sidewalk were marked for replacement back in
May, but are still not replaced. They are at:

Estimate of Cost for Remaining Work
Dear Steve:
On November 22, 2000, I compiled a final punchlist (attached) for the
Keepataw Trails Subdivision that reflected the remaining work to be performed,
in order to achieve final acceptance.
Since that time, of the eleven (11) items on the list, I am only aware that
certain landscape items (punchlist Item No. 5) have been completed. For the
remainder of the items, 1 have estimated the following completion costs.
Item Description Estimated Cost
1. The Record Drawings are not submitted. The
services of a Surveyor are needed to obtain
building utility service locations and sewer & rim,
and detention area invert elevations. This is a
critical item. $7,500.00
2. The Public Works Department punchlist has been
estimated by the Developer to be $8,210.00. 8,210.00
3. The Lift Station needs an inspection, and at least a
painting.
4. The end of road markers need to be turned to form
a diamond.
5. The landscaping has been substantially completed,
but there are more trees to be planted. The cost of
$3,300.00 is acceptable, but there may be more
than 15 trees to be verified in the Spring. (If so,
these can be replaced under the Maintenance
Bond.)

6. Some minor grading and cul-de -sac work is needed
in the detention ponds. 800.00
7. The metal safety grates need to be installed on the
24 -inch and 36 -inch storm sewer end sections in
the detention facility near 127th Street.
8. Some sod replacement is needed on 127th Street to
remedy a drainage problem at a low spot in the
sidewalk.
9. 'DOT and CCHD signoffs are needed for the work
on Archer Avenue and 127th Street respectively.
(Any work needed can be covered under the
Maintenance Bond.)
