AN ORDINANCE GRANTING A VARIANCE TO ALLOW THE DISPLAY OF COMMERCIAL WALL SIGNS ON THE REAR ELEVATIONS OF OUTLOT BUILDINGS AT LONG RUN MARKETPLACE ADOPTED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF LEMONT This Oh ' day of c-- , 2001. ORDINANCE NO.6-3Q tD ) AN ORDINANCE GRANTING A VARIANCE TO ALLOW THE DISPLAY OF COMMERCIAL WALL SIGNS ON THE REAR ELEVATIONS OF OUTLOT BUILDINGS AT LONG RUN MARKETPLACE WHEREAS, an application has been filed by Ryan Companies US, developer of Long Run Marketplace and owner of the outlot buildings known as "Outlot D" and "Outlot E" in connection with a Request for Variation for the properties located at 13448 S. Archer Avenue and 13478 S. Archer Avenue, Lemont, Illinois. WHEREAS, the applicant is seeking relief from the Lemont Zoning Ordinance in order to allow the display of commercial wall signs on the rear elevations of the outlot buildings; and WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois, in accordance with said Zoning Ordinance, conducted a Public Hearing on the petition on May 1, 2001; and. WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by law and was published in the Lemont Reporter/Met, a newspaper of general circulation within the Village; and WHEREAS, the Lemont Planning and Zoning Commission has recommended approval of the variation to the Village Board; and WHEREAS, the President and Board of Trustees of the Village have determined that the best interest of the Village will be served by the approval of this petition granting a variation for the subject property described herein. SECTION 1: Variation. The subject property described above is hereby permitted the display of commercial wall signs on the rear elevations of the outlot buildings; and SECTION 2: Conditions. Staff recommends approval of the variations to allow rear - elevation wall signs on buildings "D" and "E ", subject to the following conditions: 1. Each tenant space shall be permitted only one additional wall sign mounted on the rear elevation. Rear - facing wall signs shall not exceed 32 square feet unless the tenant space is greater than 32 lineal feet in width. 2. The maximum area of wall signs on the rear building elevations combined shall not exceed one square foot of sign area for each lineal foot of the building length. 3. All wall signs shall otherwise comply with the standards for signs in the Target - Kohl's (Long Run Marketplace) PUD, adopted by ordinance 0 -21 -99 on March 8, 1999. NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees of the Village of Lemont, that the petitioner, Ryan Companies US, be granted a variation to allow the display of commercial wall signs on the rear elevations of the outlot buildings.
