AN ORDINANCE GRANTING A VARIANCE OF THE
LEMONT ZONING ORDINANCE, SECTION XIII. F. 7. 2 TO ALLOW REDUCED
PARKING SETBACKS, AND A VARIANCE FROM SECTION XV.E.
TO LNCREASE 111E AREA OF A WALL SIGN
WHEREAS, an application has been filed by CVS Pharmacy in connection with a
Request for a Variance of the Lemont Zoning Ordinance, section X[I.F.7.2 to allow reduced
parking setbacks, and a variance from Section XV.E. to increase the area of a wall sign from 92'
to 102' on the property at 12734 Archer Avenue in the Village of Lemont; and
WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois, in
accordance with said Zoning Ordinance, conducted a Public Hearing on the petition on April 17
and May 15, 2001; and
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided
by law and was published in the Lemont Reporter/Met, a newspaper of general circulation within
the Village; and
WHEREAS, the Lemont Planning and Zoning Commission has recommended approval of
the variation to the Village Board; and
WHEREAS, the President and Board of Trustees of the Village have determined that the
best interest of the Village will be served by the approval of this petition granting a variation for
the subject property.
NOW, 'THEREFORE, BE IT ORDAINED by the President and Board of Trustees of
the Village of Lemont, that the petitioner, CVS Pharmacy, be granted a variation to reduce
parking setbacks from 15 feet to seven feet; and also be granted a variation to increase the
maximum wall sign area from 92' to 102'.
Section 1. A variation is granted to reduce the front parking setback from fifteen feet to
seven feet as depicted on the site plan attached as Exhibit "A ".
Section 2. A variation is granted to increase the area of the wall signs on the northeast
elevation from 92 square feet to 102 square feet.
Section 3. The above variations shall be approved subject to the following conditions:
1. The variations are applicable only to the approved site plan and architectural
elevations adopted as part of the ordinance.
2. There shall be no reduction in the total minimum amount of landscaped area and
quantity and type of plantings as normally required by the zoning ordinance.
3. Additional rough -faced limestone shall be added to the columns and archways.
4. Except for the "CVS Pharmacy" wall signs on the building elevations, the wall
signs shall not be internally illuminated.
5. Decorative parking lot lights and building lighting shall be included.
6. All conditions of Ordinance 20 -98 (Ketsios Annexation Agreement) remain in full
force and effect.
7. That site lighting shall be extinguished between the hours of 11:00
a.m. and 7:00 a.m.
