AN ORDINANCE GRANTING VARIATIONS OF THE FRONT AND CORNER YARDS
SETBACK AT 120 DOOLIN STREET, IN LEMONT, ILLINOIS
WHEREAS, Bill Keller, hereinafter referred to as "the Petitioner," is the owner of
a .5 acre parcel, hereinafter referred to as "the subject property," located at 120 Doolin
Street in Lemont, Illinois, at the corner of Roberta and Doolin Streets, and legally
described in Exhibit "A "; and
WHEREAS, the applicant is seeking relief to the Lemont Zoning Ordinance to
allow a variation in the corner yard setback from twenty -five feet (25') to twenty -three
feet (23') and a reduction from the front yard setback from twenty -five feet (25') to
twenty -four feet (24') in order to construct an addition to the present garage, pursuant
to Section VIII, E.7.a.(1) of the Lemont Zoning Ordinance; and
WHEREAS, the Director of Community Development of the Village of Lemont,
Illinois (the "Village ") did heretofore commence and conduct an Administrative Hearing
on behalf of the Zoning Board of Appeals on Friday, November 1, 2002 for approval of
front yard multi -side Variation; and
WHEREAS, a notice of the aforesaid Administrative Hearing was made in the
manner provided by law and was published in the Lemont Reporter /Met a newspaper of
general circulation within the Village; and
WHEREAS, the President and Board of Trustees of the Village have determined
that the best interests of the Village will be served by approving the variation as
described herein.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, DuPAGE, AND
WILL, ILLINOIS:
SECTION 1: Front Yard Setback: A variation is granted to the front yard
setback from twenty -five feet (25') to twenty -four feet (24'), pursuant to Section VII,
E.7.a.(1) of the Lemont Zoning Ordinance; and
SECTION 2: Corner Yard Setback: A variation is granted to the corner yard
setback from twenty -five feet (25') to twenty -three feet (23'), pursuant to Section VII,
E.7.a.(1) of the Lemont Zoning Ordinance; and
SECTION 3: Conditions of Approval: The above variations shall be approved
subject to the petitioner obtaining a building or occupancy permit within one year of the
effective date of this ordinance or the variations shall be null and void. The variations
shall be applicable only to construction of a thirteen foot (13') by seventeen foot (17')
addition to the existing garage, as depicted on the petitioner's site plan. The addition
shall be constructed using similar materials and colors as the existing structure.
