AN ORDINANCE GRANTING THE REQUEST FOR REZONING FOR AN 11 -ACRE PARCEL,
GENERALLY LOCATED SOUTH OF THE LEMONT PARK DISTRICT AND OLD QUARRY SCHOOL,
WEST OF EAGLE CREST, AND NORTH OF CACHE LAKE SUBDIVISION, IN LEMONT, ILLINOIS
WHEREAS, Phil Cullen, Eagle Ridge Enterprises, LLC, hereinafter referred to as "the Petitioner ", is the contract
owner of an approximately 11 acre parcel, hereinafter referred to as "the subject property", legal description attached as
Exhibit "A" and with the P.I.N. #'s 22 -31- 202 -004 and 22 -31- 401 -007 in Lemont, Illinois.
WHEREAS, the Petitioner made application under the provisions of the Lemont Zoning Ordinance for the
rezoning of the parcel in question to Lemont R -4 Zoning (Single Family Detached Residence District) from Cook County
R -4 Zoning (Single Family Residence District), pursuant under Section XVIII J.
WHEREAS, the Zoning Board of Appeals of the Village of Lemont, Illinois, in accordance with said Zoning
Ordinance, conducted a Public Hearing on the petition on November 19, 2002;
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by law and was
published in the Lemont Reporter Met, a newspaper of general circulation within the Village; and
WHEREAS, the Zoning Board of Appeals has recommended approval of the rezoning to the Village Board; and
NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees of the Village of Lemont,
that the Petitioner, Mr. Phil Cullen, be granted the requested rezoning to Lemont R -4 Zoning (Single Family Detached
Residence District) from Cook County R -4 Zoning (Single Family Residence District).
Section 1. A zoning map amendment is granted to allow the change in the zoning classification of the parcel with
the P.I.N. #'s 22 -31- 202 -004 and 22 -31- 401 -007 to R -4 Zoning (Single Family Detached Residence District) from Cook
County R-4 Zoning (Single Family Residence District), as illustrated in the Plat of Survey attached as Exhibit "A ", with
the following variations from the Lemont Subdivision Regulations:
1. The right -of -way shall be 60' rather than 66';
2. The depth of the detention basin shall be 6' rather than 4'; and
3. The slope of the basin shall be 3:1 rather than 4:1.

OF LEMONT, COUNTIES OF COOK, WILL, AND DU PAGE, ILLINOIS, on this 10th day of February 2003.
