AN ORDINANCE GRANTING VARIATIONS AT 700 MAIN
STREET IN LEMONT, ILLINOIS

WHEREAS, an application has been filed by Stan B. Tomala, duly authorized agent for
John Grele, in connection with a Request for Variation for the property legally described in
Exhibit "A" and located at 700 Main Street, Lemont, Illinois; and
WHEREAS, the applicant is seeking relief to the Lemont Zoning Ordinance to allow a
rear yard setback to be 1.25 feet instead of the required 40 feet, pursuant to Section VIII.E.6.c. of
the Lemont Zoning Ordinance and provision of 1,200 cubic feet (c.f.) for detention rather than
6,400 c.f pursuant to Section XII.02.A.1 -6 of the Lemont Zoning Ordinance; and
WHEREAS, the Zoning Board of Appeals of the Village of Lemont, Illinois, in
accordance with said Zoning Ordinance, conducted a Public Hearing on the petition on December
18, 2001.
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided
by law and was published in the Lemont Reporter/Met Newspaper, a newspaper of general
circulation within the Village; and
WHEREAS, the Zoning Board of Appeals has recommended approval of the variations
to the Village Board; and
WHEREAS, the President and Board of Trustees of the Village have determined that the
best interest of the Village will be served by the approval of this petition granting variations for
the subject property.
NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees of
the Village of Lemont, that the petitioner, Stan Tomala, be granted the following:
SECTION 1: Variations
1. A Variation to the Lemont Zoning Ordinance to allow a rear yard setback to be
1.25 feet instead of the required 40 feet, pursuant to Section VIII.E.6.c.of the
Lemont Zoning Ordinance.
2. A Variation to the Lemont Subdivision Regulations to allow a provision of 1,200
cubic feet (c.f.) Of detention rather than the required 6,400 c.f pursuant to
Section XII.02.A1 -6.
SECTION 2: Conditions.
1. The project shall be built substantially in conformance with the site plan, attached as
exhibit `B ", and the building elevations, attached as exhibit "C ".
2. The Variations shall expire within one (1) year per provisions listed in the Zoning
Ordinance.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF LEMONT, COUNTY OF COOK, ILLINOIS, on this 28th day of
January, 2002.
