AN ORDINANCE GRANTING THE REQUEST FOR A SPECIAL USE FOR A RESIDENTIAL
PLANNED UNIT DEVELOPMENT (PUD) ON A 2.07 ACRE VACANT PARCEL GENERALLY LOCATED
AT THE CORNER OF STEEPLES DRIVE AND ARCHER AVENUE, ADJACENT TO THE STEEPLES
AND KENSINGTON ESTATES DEVELOPMENTS
WHEREAS, Edward T. Mansell, E.T. Mansell Construction Co., Inc. hereinafter referred to as "the
Petitioner ", is the owner of a 2.07 -acre parcel, hereinafter referred to as "the subject property ", at the corner of
Steeples Drive and Archer Avenue in Lemont, Illinois.
WHEREAS, the Petitioner has made application under the provisions of the Lemont Zoning Ordinance for a
residential planned unit development to rezone the parcel to R -5 PUD Zoning (Single Family Attached Residence
Planned Unit Development) from Cook County R-4 Zoning (Single Family Residence District), pursuant under
Sections XVI and XVIII I and J.
WHEREAS, the Petitioner has also made application under the provisions of the Lemont Zoning Ordinance
for a variance to permit the construction of decks that would encroach into the required rear yards of Units 1, 2, 3, 6,
and 7 pursuant to Section VII.E.7.a.3.
WHEREAS, the Zoning Board of Appeals and the Plan Commission of the Village of Lemont, Illinois, in
accordance with said Zoning Ordinance, conducted a Public Hearing on the petition on March 05, 2002;
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by law and was
published in the Lemont Reporter Met, a newspaper of general circulation within the Village; and
WHEREAS, the Zoning Board of Appeals and the Plan Commission have recommended approval of the
request for a single family attached residential plan unit development (R -5 PUD) to the Village Board; and
NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees of the Village of Lemont,
that the Petitioner, Edward T. Mansell, E.T. Mansell Construction Co., Inc., be granted the requested single family
attached residential plan unit development zoning (R -5 PUD) from Cook County R-4 Zoning (Single Family
Residence District).
Section 1. A zoning map amendment is granted to allow the change in the zoning classification of the parcel
at the comer of Steeples Drive and Archer Avenue in Lemont, Illinois to R -5 PUD Zoning (Single Family Attached
Residence Planned Unit Development) from Cook County R -3 Zoning (Single Family Residence District), as
illustrated in the Plat of Survey attached as Exhibit "A ".
Section 2. A variation is granted for the rear yard setback of Units 1, 2, 3, 6, and 7 to allow the construction of
decks.
Section 3. The eleven (11) townhouse units shall be incorporated into the existing Kensington Estates
Association.

OF LEMONT, COUNTIES OF COOK, WILL, AND DU PAGE, ILLINOIS, on this 13th day of May, 2002.
