RESOLUTION APPROVING BELLA STRADA TOWN HOUSE PROJECT ADOPTED BY THE PRESIDENT AND THE BOARD OF TRUSTEES OF THE VILLAGE OF LEMONT THIS 8TH DAY OF MAY, 2006 Published in pamphlet form by Authority of the President and Board of Trustees of the Village of Lemont, Counties of Cook, Will and DuPage, Illinois, this 8th day of May, 2006. RESOLUTION NO. p- 37. 06 RESOLUTION APPROVING BELLA STRADA TOWN HOUSE PROJECT WHEREAS, the petitioner is the owner of the subject property consisting of 1.25 acres, located on three lots on the northeast corner of Talcott Avenue and Holmes Street and legally described in Exhibit " attached; and WHEREAS, the subject property is within the corporate limits of the Village of Lemont; and WHEREAS, the petitioner has submitted plans for the development of the property, prepared by Dreamhouse, Ltd., and dated 4 -6 -06, attached hereto as Exhibit B, consisting of: 1. Sheet 1: Title Sheet 2. Sheet 2: Site Plan 3. Sheet 3: Front Elevation: Buildings A & B 4. Sheet 4: Side Elevations; Buildings A & B 5. Sheet 5: Front Elevation: Buildings C & D 6. Sheet 6: Side Elevation: Buildings C & D 7. Sheet 7: Rear Elevation: Typical 8. Sheet 8: Lot Section 9. Sheet 9: Foundation Plan: Buildings A & B 10. Sheet 10: Foundation Plan: Buildings C & D 11. Sheet 11: First Floor Plan: Buildings A & B 12. Sheet 12: First Floor Plan: Buildings C & D 13. Sheet 13: Second Floor Plan 14. Sheet 14: Third Floor Plan 15. Sheet 15: Typical Building Section; and WHEREAS, the petitioner has submitted a letter signed by Timothy J. Markley, President, Armor Construction, Inc., Re: COW Agenda Memorandum Bella Strada Town house Project, dated May 1, 2006, attached hereto as Exhibit C; and WHEREAS, per Section VIII /DDI — Downtown District of the Lemont Zoning Ordinance, the Community Development Director and the Downtown Architect have reviewed these plans for Bella Strada and confirmed their compliance with said Ordinance, and WHEREAS, the President and Board of Trustees of the Village of Lemont have also reviewed the plans and confirm their compliance with the Lemont Zoning Ordinance, NOW, THEREFORE BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont that the Bella Strada Town House Project, which is attached hereto and made a part hereof, is hereby approved, subject to compliance with the following: 1. The petitioner shall pay donations in accordance with the Village of Lemont Ordinance No. 0 -4 -04, Ordinance Amending Land /Cash Donations by Developers prior to the issuance of any site development or building permits; and 2. The petitioner shall submit a plat of survey and plat of subdivision showing all easements and signed by a competent authority to the Village prior to the issuance of any site development or building permits. 3. The petitioner shall submit final engineering plans for approval by the Village Engineer prior to the issuance of any site development or building permits.
