RESOLUTION NO
RESOLUTION APPROVING FINAL PLAT
OF SUBDIVISION FOR PRAIRIE KNOLL SUBDIVISION
WHEREAS, Albert Kerelis, doing business as Prairie Knoll, LLC, hereinafter referred to
as "the Petitioner ", is the owner of approximately 2.34 acres, hereinafter referred to as "the subject
property", generally located south of 127th Street and west of Ashbury Drive, in Lemont, Illinois;
said parcel is legally described in Exhibit A attached to this Ordinance; and
WHEREAS, the petitioner has prepared a Final Plat of Subdivision for the subject
property, which is known as Prairie Knolls Subdivision; and
WHEREAS the petitioner has submitted a Final Plat of Subdivision for the 11 lot single -
family attached homes to be known as Prairie Knoll Subdivision, attached hereto as Exhibit B,
and;
WHEREAS, the Final Plat of Subdivision is in substantial conformance with the physical
development policies and standards of the Village of Lemont.
NOW, THEREFORE BE IT RESOLVED by the President and Board of Trustees of the
Village of Lemont that the Final Plat of Subdivision for Prairie Knoll Subdivision, which is
attached hereto and made part hereof, is hereby approved subject to the following conditions and
the terms and provisions of the annexation agreement authorized by Ordinance No. 0- 08 -06:
1. All signatures shall be executed on the plat prior to recordation.
2. Outlots A, B, C and D shall be renamed Lots 12, 13, 14 and 15. The Easement Certificates
shall be revised accordingly.
3. Outlot D shall be a Drainage and Stormwater Detention Easement.
4. A Plat note that states that PU &DE means "Public Utility and Drainage Easement" shall be
added.
5. The last sentence of the easement to the Village has drainage and storm water denoted
incorrectly. Since this is a town home development, the Outlots (or Lots) will remain the
property of the Homeowners Association. The last sentence shall be corrected.
6. Prior to recordation of the final plat of subdivision, an engineer's estimate of improvements
cost shall be provided to the Village Engineer for review and approval. A letter of credit will
be established in an amount equal to 115% of the approved estimate.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND DUPAGE,
ILLINOIS, on this 13th day of November, 2006.
