ORDINANCE GRANTING FINAL PLAN AND FINAL PLAT APPROVAL,
SPECIAL USE FOR A RESIDENTIAL PLANNED UNIT DEVELOPMENT (PUD)
AND ZONING MAP AMENDMENT FOR 131.14 ACRES LOCATED AT THE
SOUTHWEST CORNER OF PARKER ROAD AND 131ST STREET
(Glen Oak Estates)
WHEREAS, Montalbano Homes, Inc. hereinafter referred to as "the Petitioner," is the
owner of the subject property consisting of four parcels covering approximately 131.14 acres,
located at the southwest corner of Parker Road and 131St Street and legally described in
Exhibit A, attached; and
WHEREAS, the Petitioner made application under the provisions of the Lemont
Zoning Ordinance for final plat approval, special use for a planned unit development and
zoning map amendment to Lemont R -4 Single - Family Residential District Special Use and
PUD from Cook County R -4 Single Family Residence District; and
WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois,
in accordance with Lemont Zoning Ordinance, conducted a public hearing on the petition on
January 16, 2007 and voted 5 -0 with two members absent to not recommend approval of the
petitioner's request; and
WHEREAS, the Village Board of Trustees, having reviewed the petitioner's
application and the record of the public hearing, finds that the proposed PUD will:
1. Contribute to the orderly growth and development of the community; and
2. Provide a substantial area for community recreation space; and
3. Adhere to the provisions of the Lemont Zoning Ordinance with few deviations; and
4. Provide varied single - family residential options of generally high quality to the
residents and future residents of the Village; and
5. Result in residential densities consistent with the Village of Lemont
Comprehensive Plan of 2002; and
WHEREAS, the petitioner has submitted the Land Use Plan and Final Plat, attached
as Exhibit B and Exhibit C respectively; and
WHEREAS, the said plan substantially conforms with the physical development
policies and standards of the Village of Lemont and was previously approved as part of an
annexation agreement between the Village and the petitioner;
NOW, THEREFORE BE IT ORDAINED by the President and Board of Trustees of
the Village of Lemont to approve the Final Plan and Plat with zoning map amendment to R -4
Special Use Planned Unit Development with the following conditions:

PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND
DuPAGE, ILLINOIS, on this 13`h' day of August. 2007.
