AN ORDINANCE GRANTING PRELIMINARY PLAT APPROVAL FOR A SPECIAL
USE RESIDENTIAL PLANNED UNIT DEVELOPMENT (PUD) AND ZONING
MAP AMENDMENT ON A 4.6 ACRE PARCEL LOCATED
AT 13201 -03 S. ARCHER AVENUE IN LEMONT
(Prairie Ridge)
WHEREAS, Robert Hansen of Simpson Builders, hereinafter referred to as is the
petitioner, is the owner of the subject property consisting of 4.6 acres; said parcel is located at
13201 -03 Archer Avenue, and is legally described in Exhibit "A" attached; and
WHEREAS, the Petitioner made application under the provisions of the Lemont Zoning
Ordinance for a special use planned unit development and zoning map amendment to Lemont
R -4 Single Family Detached Residence Special Use PUD from Cook County R -3 Single Family
Residence District, pursuant under Sections XVI and XVIII I and J; and
WHEREAS, the Zoning Board of Appeals of the Village of Lemont, Illinois, in
accordance with Lemont Zoning Ordinance, conducted Public Hearings on the petition on June
7, 2005, August 16, 2005 and September 6, 2005, during which time substantial revisions were
made to the plan; and
WHEREAS, at the Public Hearing of September 6, 2005 meeting, the Zoning Board of
Appeals voted 3 -3 on a recommendation for approval; and
WHEREAS, the petitioner has submitted the Preliminary Plat of Subdivision for the
subject property, which is known as Prairie Ridge Subdivision, attached hereto as Exhibit "B ";
and
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided
by law and was published in the Daily Southtown, a newspaper of general circulation within the
Village; and
WHEREAS, the Preliminary Plat of Subdivision is in substantial conformance with the
physical development policies and standards of the Village of Lemont.
NOW, THEREFORE BE IT ORDAINED by the President and Board of Trustees of
the Village of Lemont to approve the Preliminary Plat of Subdivision with zoning map
amendment to R -4 Special Use Planned Unit Development with the following conditions:
1. The site construction, utility installation, and grading shall not commence until a Site
Development Permit has been issued by the Village.
2. School, park, library and fire protection district donations shall be required as a condition
of annexation and plat approval.
3. The final engineering plans shall be approved by the Village Engineer.
4. There can not be unrestricted release of storm water off -site.
5. Asphalt driveways shall be prohibited.
6. All driveways shall be constructed of concrete or brick pavers.
7. The Village arborist shall review and approve the final landscape plan.
8. Provide homeowners association documents including, but not limited to, plans for
ownership and maintenance of storm water detention areas and landscape outlots.
9. Cash in lieu of sidewalks along Archer Avenue shall be required.
10. The single family homes shall be built in the style and bulk as depicted in Exhibit "C ".

TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND
DuPAGE, ILLINOIS, on this 24th day of July, 2006.
