AN ORDINANCE GRANTING PRELIMINARY PLAT APPROVAL FOR A
SPECIAL USE RESIDENTIAL PLANNED UNIT DEVELOPMENT (PUD) AND
ZONING MAP AMENDMENT ON AN 8.85 ACRE PARCEL LOCATED AT 15338,
15350 AND 15362 WEST 127TH STREET IN LEMONT, ILLINOIS
(Ashbury Woods 3)
WHEREAS, Donven Homes, hereinafter referred to as the Petitioner, is the owner of
the subject property consisting of 4.6 acres; said parcel is located at 13201 -03 Archer Avenue,
and is legally described in Exhibit "A" attached; and
WHEREAS, the Petitioner made application under the provisions of the Lemont
Zoning Ordinance for a special use planned unit development and zoning map amendment to
Lemont R -4 Single Family Detached Residence Special Use PUD from Cook County R -4
Single Family Residence District, pursuant under Sections XVI and XVIII I and J; and
WHEREAS, the Zoning Board of Appeals of the Village of Lemont, Illinois, in
accordance with Lemont Zoning Ordinance, conducted Public Hearings on the petition on
May 2, 2006 and May 16, 2006, and on May 16th, recommended approval by a vote of 6 -0;
and
WHEREAS, the petitioner has submitted the Final Plat of Subdivision for the subject
property, which is known as Ashbury Woods 3 Subdivision, attached hereto as Exhibit `B ";
and
WHEREAS, a notice of the aforesaid Public Hearing was made in the manner
provided by law and was published in the Lemont Reporter Met, a newspaper of general
circulation within the Village; and
WHEREAS, the Preliminary Plat of Subdivision is in substantial conformance with
the physical development policies and standards of the Village of Lemont.
NOW, THEREFORE BE IT ORDAINED by the President and Board of Trustees of
the Village of Lemont to approve the Preliminary Plat of Subdivision with zoning map
amendment to R -4 Special Use Planned Unit Development with the following conditions:
I. The Tree Inventory and Preservation Plan shall be subject to review by the Village consultant
arborist. The developer shall be required to get final approval of the Landscape Plan prior to Final
Plat approval.
2. The Landscape Plan shall be subject to review by the Village consultant arborist. The developer
shall be required to get final approval of the Landscape Plan prior to Final Plat approval.
3. The monument sign for Ashbury Woods Unit 3 shall be similar to the monument sign for Ashbury
Woods Unit 1.

4. A Plat of Annexation shall be submitted.
5. A new annexation agreement should be made with the developer for this territory.
6. The Village should obtain land -cash contributions for schools, park, fire protection district and
library; a water system improvement contribution (as were the case in Ashbury Woods I and II).
7. Cook County Highway Department comments are required for the proposed access.

TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND
DuPAGE, ILLINOIS, on this 24th day of July, 2006.
