AN ORDINANCE GRANTING A ZONING MAP AMENDMENT FROM VILLAGE OF LEMONT B -1 OFFICE /RETAIL TRANSITIONAL BUSINESS DISTRICT TO VILLAGE OF LEMONT B -3 ARTERIAL COMMERCIAL DISTRICT AND ZONING VARIATION FOR PROPERTY LOCATED AT 15646 127TH STREET (AUTO ZONE) ADOPTED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF LEMONT This 23iD day of May , 2005 Published in pamphlet form by authority of the President and Board of Trustees of the Village of Lemont, Counties of Cook, Will, and DuPage, Illinois this 23rd day of May , 2005 ORDINANCE VV' "L/'' DI>/ ORDINANCE GRANTING A ZONING MAP AMENDMENT FROM VILLAGE OF LEMONT B -1, OFFICE /RETAIL TRANSITIONAL BUSINESS DISTRICT TO VILLAGE OF LEMONT B -3 ARTERIAL COMMERCIAL DISTRICT AND ZONING VARIATION FOR PROPERTY LOCATED AT 15646 127TH STREET(AUTO ZONE) WHEREAS, M20 Development, hereinafter referred to as "the Petitioner," is the owner of an approximately 1 acre parcel at 15646 127'h Street in Lemont, IL, hereinafter referred to as "the subject property;" legally described in "Exhibit A" attached to this Ordinance; and WHEREAS, the Petitioner made application under the provisions of the Lemont Zoning Ordinance for a zoning map amendment to Village of Lemont B -3 Arterial Commercial District from Village of Lemont B -1, Office /Retail Transitional Business district pursuant to Section XVIII. J and Zoning Variation pursuant to Section XIII.F.b(2) Landscape Requirements; WHEREAS, the Zoning Board of Appeals of the Village of Lemont, Illinois, in accordance with said Zoning Ordinance, after a Public Hearing on the Petition on March 15, April 19, and May 3, 2005, recommended approval of said Zoning Map Amendment and variation by a vote of 5 -0 with 2 absent and recommends approval to the Village Board; and WHEREAS, a notice of the aforesaid Public Hearing was made in the manner provided by law and was published in the Lemont Reporter Met, a newspaper of general circulation within the Village; and NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees of the Village of Lemont as follows: Section 1: A zoning map amendment is granted to allow the change in zoning classification to From Lemont B -1 to Lemont B -3 Arterial Commercial District; Section 2: A variation of Section XIII.F.B.(2) is hereby granted reducing the minimum landscape buffer of a parking lot adjacent to non - residential property from ten (10) feet to five (5) feet to accommodate two parking lot aisle ends.
