Conditions added. 1.) Condition 10 is added to read as follows: Permission is granted to build a 45,000 sq foot warehouse building as an accessory building with a canopy extension. The building will be similar in nature to the 28,000 square foot building on site. This will include similar split block, 8' high, around all four sides and the remainder will be metal, with a color comparable to the current structure. 2.) Condition 11 is added to read as follows: The 8' parking setback requirement is reduced to 0'. 3.) Condition 12 is added to read as follows: Required landscaping within the parking area will not be required. 4.) Condition 13 is added to read as follows: Com Ed will comply with all requirements concerning fire suppression by the Lemont Fire Protection District. Section 2. That this ordinance shall be in force and effect from and after its passage, approval and publication in pamphlet form as provided by law. The following conditions shall apply: 1. Lighting shall conform to Village performance standards (minimum and maximum light levels) and design standards (maximum height of 25 feet); 2. Any signs must conform to the Village sign ordinance; 4. Any additional parking spaces and loading areas shall be paved; 5. The primary access will be the Maley Road entrance on the north side of the property; Main Street access shall be for lesser, occasional use; 6. A landscape plan to create some beautification at the south access drive entrance must be submitted for review; 7. No outdoor equipment repair work shall be permitted; and 8. No outdoor public address system shall be permitted. 9. The special use shall lapse and the operation shall terminate if the user ceases to operate as a public utility. Section 2.
