AN ORDINANCE AMENDING LEMONT ZONING ORDINANCE
CREATING AN INSTITUTIONAL DISTRICT
WHEREAS, the President and Board of Trustees of the Village of Lemont are
desirous of amending Lemont Zoning Ordinance No. 0 -25 -99 as amended from time to
time, by adding an additional Zoning District entitled "Institutional District "; and
WHEREAS, the Lemont Zoning Board of Appeals conducted a public hearing to
discuss the permitted special uses along with density, bulk and yard standards and has
made a recommendation to the President and Board of Trustees of the Village of Lemont.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL AND DUPAGE
that Lemont Zoning Ordinance, Ordinance No. 0 -25 -99 as amended from time to time, be
amended to include the following additional Zoning District under Section VIII and inserting
the following:
VIII -1 INSTITUTIONAL DISTRICT
A. PURPOSE.
The INT - Institutional District is designed to provide an environment for land
uses of a civic, educational, governmental, recreational, and religious
nature. It is also intended to provide an environment for institutional group
living.
B. PERMITTED USES.
Charitable and civic organizations with land totaling less than one
acre.
2. Churches, temples, synagogues, mosques with land totaling
less than one acre.
3. Government buildings and facilities.
4. Hospitals, medical centers, and medical laboratories.
5. Public parks and recreational facilities.
6. Schools, public or private, with land totaling less than one
acre.
C. SPECIAL USES.
1. Charitable and civic organizations with land one acre or more.
2. Churches, temples, synagogues, mosques with land totaling
one acre or more.
3. Group living facilities.
4. Schools, public or private, with land totaling one acre or more.
5. Public and private utility facilities.
6. Private educational facilities.
D. BULK, DENSITY AND YARD STANDARDS
1. Maximum building height shall be 35 feet.
2. Maximum floor area ratio shall be 2.0.
3. Minimum front yard depth shall be 20 feet.
4. Minimum depth of each side yard shall be 30 feet.
5. Minimum rear yard depth shall be 30 feet.
E. OFF - STREET PARKING AND OFF - STREET LOADING
Off - street parking and off - street loading shall be in accordance with the
provisions of Section XII, Off - Street Parking and Off - Street Lading, of this
Ordinance.
FURTHER BE IT ORDAINED, that the Village of Lemont adopts and reconfirms all
of the other terms and conditions of said Ordinance.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL AND DUPAGE, ILLINOIS, on
