RESOLUTION APPROVING A TWO -LOT SUBDIVISION
(Plewa -12683 Archer Avenue)
WHEREAS, the petitioner Anna Plewa is the owner of certain property located at
12683 Archer Avenue in Lemont Township, Cook County, Illinois and legally described in
Exhibit "A" attached; and
WHEREAS, the petitioners desire to divide the existing lot of record into two lots; and
WHEREAS, the petitioners have prepared a Plat of Subdivision, to be known as
"Spruce Hill Resubdivision," for the subject property; and
WHEREAS, the Plat of Subdivision is not within any municipality but is within
contiguous territory one and one -half miles of the Village of Lemont; and
WHEREAS, the petitioner obtained approval of the necessary zoning map amendment
from the Cook County Board of Commissioners on September 4, 2003; and
WHEREAS, pursuant to Ordinance 0- 25 -99, the Community Development Director
has recommended approval of the Plat of Subdivision.
NOW, THEREFORE BE IT RESOLVED by the President and Board of Trustees of
the Village of Lemont that the Spruce Hill Plat of Subdivision, which is attached hereto and
made part hereof, is hereby approved, subject to the following conditions:
1. The petitioner shall connect lots 1 and 2 to the public sewer of the Metropolitan
Water Reclamation District of Greater Chicago.
2. Prior to recording, the petitioner shall pay a cash contribution to the Lemont
School and Park Districts for the addition of one lot, as required by Village of
Lemont Ordinance No. 0 -4 -04.
3. The petitioner shall be responsible for proper recordation of the 12 foot wide
ingress- egress easement indicated on the face of the plat, to provide guaranteed
roadway access to and from lot 2 over lot 1.
4. Additional public utility and drainage easements shall be required, as provided
in Ordinance 456, as amended (Lemont Subdivision Regulations), in the event
the property is annexed to the Village of Lemont.

September 4, 2003, adopted an ordinance amending the Cook County
Zoning Ordinance pursuant to the recommendation of the Zoning
Board of Appeals, for the reclassification of the subject

new single family residence.
The property involved consists of approximately 1.09 acres,
