AN ORDINANCE GRANTING FINAL PLAN/PLAT APPROVAL FOR A
RESIDENTIAL PLANNED UNIT DEVELOPMENT (PUD) OF A 15 -ACRE SITE
LOCATED AT 15002, 15008 AND 15070 127th STREET IN LEMONT, ILLINOIS
(KRYSTYNA CROSSING SUBDIVISION)
WHEREAS, Andrzej L. Bednarczyk with All Pro Development, Inc., hereinafter referred to as
"the Petitioner", are the owners of approximately 15 acres, hereinafter referred to as "the subject
property", PIN 22 -33- 100 -005, 22 -33 -100 -006, 22 -33- 100 -008, 22 -33 -100 -009 and 22 -33 -100 -010
in Lemont, Illinois; and legally described in Exhibit A; and
WHEREAS, the Petitioner made application under the provisions of the Lemont
Zoning Ordinance to receive approval of preliminary plat of subdivision, rezone the subject
property from Cook County R -4 Zoning (Single Family Residence District) and Lemont R -3
(Single Family Detached Residence District) to Lemont R -4 Zoning (Single Family Detached
Residence District) with a special use for a planned unit development; and
WHEREAS said application, preliminary plans and plat were approved by the Village
Board of Trustees on October 9, 2006; and
WHEREAS, the petitioner has submitted a PUD Final Plan/Plat consisting of the
following:
1. Final Plat of Krystyna Crossing Subdivision, prepared by Geopool, sheet 1 with a
revised date of March 4, 2008, and sheet 2 with a revised date of October 2, 2008,
both sheets attached hereto and incorporated herein as Exhibit B; and
2. Tree Preservation Plan, prepared by Couture Landscape Construction, with a
revised date of 10 -14 -08 (Sheet L -1 of 3 of landscape plan set), attached hereto and
incorporated herein as Exhibit C; and
3. Landscape Plan, prepared by Couture Landscape Construction, with a revised date
of 10 -14 -08 (Sheet L -2 of 3 of landscape plan set), attached hereto and
incorporated herein as Exhibit D; and
4. Landscape Plan, prepared by Couture Landscape Construction, with a revised date
of 9 -12 -08 (Sheet L -3 of 3 of landscape plan set), attached hereto and incorporated
herein as Exhibit E; and
5. Improvement Plans for Krystyna Crossing Subdivision, prepared by Geopool, with
a revised date of July 17, 2008 (15 sheets)

WHEREAS, the Village's Community Development Department and Planning &
Zoning Commission have reviewed the PUD Final Plan/Plat and found the documents to be in
substantial compliance with the approved PUD Preliminary Plan/Plat.
NOW, THEREFORE BE IT ORDAINED by the President and Board of Trustees of
the Village of Lemont that the PUD Final Plan/Plat for the Krystyna Crossing subdivision is
approved with the following conditions:
1. Development of the subject property shall be in compliance with the Final
Plan/Plat as attached unless amended or revised in accordance with the Lemont
Unified Development Ordinance of 2008; and
2. The Landscape Plan attached as Exhibit D shall be amended to include additional
understory vegetation, preferably shrubs native to Illinois such as dogwood and
vibumum, along the western perimeters of the subject property from 127th Street to
128th Street; and
3. Removal of existing invasive species such as buckthorn within the conservation
easement along the western perimeter of the subject property shall be coordinated
with the Community Development Director and the Village Arborist; and
4. Following the removal of the existing invasive species within the conservation
easement along the western edge of the subject property, the re- planting of said
easement shall occur immediately following the installation of utilities and in
accordance with accepted horticulture and forestry practices concerning
appropriate seasonal planting of trees and shrubs. Said replanting shall be
coordinated with the Community Development Director and the Village Arborist.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND
DuPAGE, ILLINOIS, on this 27th day of October, 2008.
