FINDINGS OF FACT:
1. The plat of subdivision meets the applicable lot and dimensional standards for the
R -4A zoning district.
2. The lot subdivision and subsequent construction of a residence that meets the bulk
standards of the Unified Development Ordinance will not alter the essential
character of the area, since most nearby lots are of similar size and have
single - family homes on them.
3. The lot subdivision will not be a detriment to adjacent properties.
4. The lot subdivision will be in harmony with the general purpose and intent of the
Unified Development Ordinance and specifically, the provisions for the R -4A zoning
district, since at the time of drafting of the ordinance and the R -4A provisions the lot
was already considered to be subdivided.
