Logan Street Resubdivision) ADOPTED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF LEMONT THIS 8TH DAY OF DECEMBER, 2008 PUBLISHED IN PAMPHLET FORM BY AUTHORITY OF THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF LEMONT, COOK, WILL AND DUPAGE COUNTIES, ILLINOIS, THIS 8TH DAY OF DECEMBER, 2008 1 ORDINANCE NO. 6- (01. o R AN ORDINANCE GRANTING PRELIMINARY PLAT APPROVAL FOR AN APPROXIMATELY .29 -ACRE SUBDIVISION LOCATED AT 15 EAST LOGAN STREET. (15 E. Logan Street Resubdivision) WHEREAS, Mako Properties, Inc. and Antonia Franck, hereinafter referred to as "the Petitioner," are the owners of the subject property covering approximately .29 acres located at 15 E. Logan Street (PINs # 22 -29- 105 -011 and 22 -29- 105 -012), legally described in Exhibit A, attached hereto and incorporated herein, and shown on the Preliminary Plat of Subdivision, attached hereto and incorporated herein as Exhibit B; and WHEREAS, the Petitioner made application under the provisions of the Lemont Unified Development Ordinance for preliminary plat approval for a two lot residential subdivision; and WHEREAS, the petitioner has submitted a Preliminary Plat of subdivision by Paul R. Stancato Land Surveying & Consulting Services; and WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois, in accordance with Lemont Unified Development Ordinance, voted to recommend approval of the petitioner's request at a public meeting on October 21, 2008; and WHEREAS, the Village Board of Trustees, having reviewed the petitioner's application, Village staff recommendations, and the record of the Planning and Zoning Commission review, finds that: 1. The plat of subdivision meets the applicable lot and dimensional standards for the R -4A zoning district. 2. The lot subdivision and subsequent construction of a residence that meets the bulk standards of the Unified Development Ordinance will not alter the essential character of the area, since most nearby lots are of similar size and have single - family homes on them. 3. The lot subdivision will not be a detriment to adjacent properties. 4. The lot subdivision will be in harmony with the general purpose and intent of the Unified Development Ordinance and specifically, the provisions for the R -4A zoning district, since at the time of drafting of the ordinance and the R -4A provisions the lot was already considered to be subdivided. NOW, THEREFORE BE IT ORDAINED by the President and Board of Trustees of the Village of Lemont that the preliminary plat of subdivision is approved. 2 PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND DuPAGE, ILLINOIS, on this 86 day of December, 2008.
