R-09-08 02/11/2008w RESOLUTION R.1_08 RESOLUTION AUTHORIZING APPROVAL OF A CHANGE ORDER TO THE GUARANTEED MAXIMUM PRICE POLICE BUILDING CONTRACT WITH WIGHT CONSTRUCTION FOR DEMOLITION SERVICES WHEREAS, the Village of Lemont approved a design/build contract with Wight Construction for the construction of its new Police Facility; and WHEREAS, the contract with Wight Construction included a Guaranteed Maximum Price for the scope of the contract; and WHEREAS, the Village of Lemont requires demolition work for the existing building on the property in conjunction with the Lemont Police Facility construction contract; and WHEREAS, the demolition of the existing facility was not included in the scope of the original Guaranteed Maximum Price Contract but will be added as a change order to said contract; NOW, THEREFORE, BE IT RESOLVED by the President and Board of Trustees that a Change Order to the Guaranteed Maximum Price Contract with Wight Construction shall be authorized in the not to exceed amount of $38,000 for demolition services. At a recent meeting we were asked to submit a proposal to prepare demolition scope documents to allow for competitive public bidding and construction management oversight for the demolition to allow the Village to get good competitive bids and ease the burden on staff for on -site management of the demolition activities. We propose to perform the necessary design, bidding and construction management for demolition for a fixed fee of $6,000 to cover preparation of bidding documents, bidding and evaluation, full -time on -site supervision of demolition activities and insurance. The breakdown is $2,500 for bid scope and bidding and $3,500 for on -site supervision. Upon selection of the lowest qualified bidder, we would propose our standard 3.5% Construction Management fee be applied to the bid price. We would bid the demolition with the first set of bid packages that will go out to bid on 1/11/2008. These bids would be opened on 1/28/2008, and we are projecting an approximate demolition start date of 2/25/2008 after bid review and contracting. We need to discuss the process for formal authorization of the trade contract award one the bids are received. I suggest we present the change order to increase the GMAX for the demolition cost at the February 11' board meeting.
