SUMMARY/BACKGROUND
Christian Ganz, of Ganz Builders and property owner, is requesting Final Plat of Subdivision
approval to combine two lots into one lot of record for 541 Houston Street. The Final Plat of
Subdivision has been reviewed and approved by the Village Engineer.

The subject property's future land use is Infill Residential.
Planning & Zoning Commission (PZC)
The PZC voted (6-0) to recommend approval of the Plat of Subdivision at the meeting held on
August 6, 2026.
Committee of the Whole (COW)
The Plat of Subdivision was discussed at the COW meeting held on August 17, 2026.

A RESOLUTION APPROVING A FINAL PLAT OF SUBDIVISION FOR 541
HOUSTON STREET IN LEMONT, ILLINOIS
(Houston Manor Subdivision)
WHEREAS, Christian Ganz of Ganz Builders (the "Petitioner"), is the owner of the
property located at 541 Houston Street (PINS 22-29-211-003 and 22-29-211-004), hereinafter
referred to as the "Subject Property"; and
WHEREAS, the Petitioner submitted a Final Plat of Subdivision for 541 Houston
Street dated July 28, 2026, prepared by Martin M. Engineering, Inc. (hereinafter referred to as
the "Final Plat of Subdivision"), for approval in accordance with the requirements of the
Village of Lemont Unified Development Ordinance; and
WHEREAS, the Petitioner filed an application with the Village of Lemont requesting
approval of the Final Plat of Subdivision to consolidate two existing lots of record into one lot
identified as Lot 1 of Houston Manor Subdivision; and
WHEREAS, the Planning & Zoning Commission voted (6-0) to recommend approval
of the Final Plat of Subdivision at its meeting on August 5, 2026; and
WHEREAS, the Final Plat of Subdivision is in substantial conformance with the
physical development policies and standards of the Village of Lemont; and
WHEREAS, the President and Board of Trustees have determined that the proposed
plat of subdivision is in the best interest of the Village of Lemont.
BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont,
Counties of Cook, DuPage, and Will, Illinois, as follows:
SECTION ONE: The President and Board of Trustees hereby find and determine that
the facts set forth in the preamble hereto are true and correct and hereby adopts same as part
of this Resolution.
SECTION TWO: The Final Plat of Subdivision for Houston Manor Subdivision,
prepared by Martin M. Engineering, Inc. and dated July 28, 2026, is hereby approved in
substantially the form attached hereto as Exhibit A.
SECTION THREE: That this Resolution shall be in full force and effect from and
after its passage and approval as provided by law.
ADOPTED AND APPROVED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND
