O-22-26 Rezoning Approximately 3.68 Acres of Property Located at 15723, 15747 and 15783 West 127th Street in Lemont, Illinois to the Institutional (INT) Zoning District0 ►a 418 Main Street I Lemont, IL 60439 TO: Village Board Meeting FROM: Jason Berry, Community Development THROUGH: George Schafer, Village Administrator SUBJECT: An Ordinance Rezoning Approximately 3.68 Acres of Property Located at 15723, 15747 and 15783 West 127th Street in Lemont, Illinois to the Institutional (INT) Zoning District DATE: March 9, 2026 SUMMARY/BACKGROUND The attached ordinance rezones approximately 3.68 acres of property located at 15723, 15747 and 15783 West 127th Street to the Institutional (INT) Zoning District following annexation into the Village of Lemont. The property is owned by the Lemont Fire Protection District and will be developed as the site of the District's new Fire Station No. 1. ANALYSIS The requested zoning classification is consistent with the Village of Lemont Unified Development Ordinance and will allow development of the proposed fire station subject to approval of a Planned Unit Development (PUD). The Planning & Zoning Commission conducted a public hearing on December 3, 2025 and voted to recommend approval of the rezoning request. Consistency with Village Policy Lemont 2030 Comprehensive Plan STAFF RECOMMENDATION Staff recommends approval of the attached ordinance. BOARD ACTION REQUESTED A motion to approve the attached ordinance. O- 2-21- 26 AN ORDINANCE REZONING APPROXIMATELY 3.68 ACRES OF PROPERTY LOCATED AT 15723, 15747, AND 15783 WEST 127TH STREET, LEMONT, ILLINOIS TO THE INSTITUTIONAL (INT) ZONING DISTRICT WHEREAS, the Village of Lemont (the "Village") is an Illinois municipal corporation located in Cook, DuPage, and Will Counties, Illinois; and WHEREAS, the Lemont Fire Protection District (the "Owner") is the owner of certain real property commonly known as 15723, 15747 and 15783 West 127th Street, Lemont, Illinois, consisting of approximately 3.68 acres, and legally described in Exhibit A attached hereto and made a part hereof (the "Subject Property"); and WHEREAS, the Subject Property has been annexed into the corporate limits of the Village of Lemont pursuant to an ordinance duly adopted by the President and Board of Trustees; and WHEREAS, the Owner has requested that the Subject Property be zoned Institutional (INT) pursuant to the Village of Lemont Unified Development Ordinance; and WHEREAS, a public hearing concerning the proposed rezoning was held before the Planning & Zoning Commission at its regular meeting on December 3, 2025, after due notice as required by law; and WHEREAS, following the public hearing, the Planning & Zoning Commission voted to recommend approval of the proposed rezoning; and WHEREAS, the proposed rezoning is consistent with the Village's long-range planning goals and policies and will promote the orderly growth and development of the Village. NOW, THEREFORE, BE IT ORDAINED by the President and Board of Trustees of the Village of Lemont, Cook, DuPage, and Will Counties, Illinois, as follows: Section 1: The foregoing recitals are hereby incorporated into and made a part of this Ordinance as though fully set forth herein. Section 2: The Subject Property, legally described in Exhibit A attached hereto and made a part hereof, is hereby rezoned to the Institutional (INT) Zoning District pursuant to the Village of Lemont Unified Development Ordinance. Section 3: If any section, paragraph, clause, or provision of this Ordinance shall be held invalid, such invalidity shall not affect the validity of the remaining provisions of this Ordinance. Section 4: All ordinances, resolutions, motions, or orders in conflict with this Ordinance are hereby repealed to the extent of such conflict. Section 5: This Ordinance shall be in full force and effect upon its passage, approval, and publication as provided by law.
